
Bidding has officially opened at $15 million for Windfall Farms, the sprawling 724-acre former ranch of late game show host Alex Trebek near Paso Robles, with the sale set to conclude live on August 15 at the Monterey Conference Center during Monterey Car Week. The property, listed for $33 million, went to bid on Wednesday, and the auction's organizers say the reserve has already been met.
According to The Sacramento Bee, Windfall Farms sits at 4710 Flying Paster Lane in Paso Robles and will go to the highest bidder per the auction's news release. The estate includes a 10,000-square-foot private home with eight bedrooms and 12 bathrooms, and organizers describe its potential uses as ranging from a destination winery or resort to a legacy vineyard operation or even a residential community, given its 76 approved buildable lots.
Chad Roffers, CEO and co-founder of Concierge Auctions, which is hosting the sale, said Windfall Farms carries celebrity history, income-producing operations, extraordinary scale and development potential. Chris Atkinson of Sotheby's International Realty said the property's vineyard business, equestrian heritage and scale create what he called an unreplicable opportunity on the Central Coast, a characterization also reported by The Sacramento Bee.
From Trebek's Horse Ranch to a Working Vineyard
Trebek owned the property for nine years, originally developing it as California's only Kentucky-style Thoroughbred farm before selling it. According to the Daily Racing Form, he purchased the ranch in the late 1990s as Creston Farms to breed Thoroughbreds, standing stallions such as Reba's Gold, before selling the then-700-plus-acre property for approximately $10 million in 2005.
Remnants of that equestrian past remain woven into the estate today. Windfall Farms still includes a Kentucky-style 6.5-furlong racetrack, a training barn, foaling barn, stallion breeding barn and yearling barn, along with space for a professional polo field. The Sacramento Bee reports the property is known for supporting sustainable local agriculture alongside equestrian, ranch and agrarian lifestyles, and per SLOCAL it currently operates as a horse training and boarding facility paired with an extensive farming operation.
Agriculture now dominates the ranch's output. Windfall Farms operates a 387-acre premium dry red varietal enterprise, with grapes sold under contract to regional wineries. The vineyard sits in the inland sector of the Paso Robles AVA, where, according to WineWiki, summer daytime highs near 100°F swing down to nighttime lows around 50°F, a roughly 50-degree diurnal shift that helps preserve fruit acidity across the region's growing areas.
Infrastructure Built for a Working Estate
The listing also touts substantial utility infrastructure supporting both the vineyard and any future development. Per the Paso Robles Daily News, the property includes four operating water wells out of seven total, access to Huero Huero Creek, nine permitted septic systems, 4.5 miles of paved internal roads, 480V three-phase electric power, and a three-bay machine shop equipped with a heavy-duty hydraulic lift. Beyond agriculture, the estate has also hosted private parties, corporate outings and weddings.
A Sale That Almost Happened Quietly
The public auction follows a private deal that fell apart earlier this year. Owner Limoneira had agreed in April to sell an 80% interest in the property to Peak Holdings for $16 million, but that agreement terminated in June, according to Wine Business. Limoneira has offered to continue managing vineyard operations after any sale alongside the property's general manager of 17 years.
The collapsed private deal and subsequent shift to auction arrived amid broader turbulence in California's wine industry. Vineyard Professional Real Estate reported that California's 2025 wine grape harvest totaled 2.63 million tons, the smallest since 1999, an industry correction, per the report, cited by Wine Industry Advisor, in which luxury vineyard buyers are now prioritizing cash flow, water rights and existing grape contracts over sheer acreage. Analysts quoted in that report expect the vineyard real estate market to bottom out sometime between late 2026 and mid-2027.
The wine economy surrounding the property remains substantial despite the correction. A June 2025 study by Beacon Economics for the Paso Robles Wine Country Alliance found the Paso Robles AVA wine industry and wine tourism generate $2.8 billion in total statewide economic output and support nearly 9,000 regional jobs. Real estate analysts have also noted a broader national trend of luxury estate sellers turning to competitive auctions when high-end properties sit too long on traditional markets above their asking price, a dynamic detailed by Moneywise.
A High-Profile Stage for the Final Bid
Windfall Farms' auction will culminate on the RM Sotheby's stage during Monterey Car Week, a pairing meant to put the ranch in front of some of the world's wealthiest collectors. This year's RM Sotheby's Monterey sale features 199 collector automobile lots with total low estimates exceeding $111 million, including 75 vehicles estimated at over $1 million each, according to Collectorscarworld. It marks Concierge Auctions' first live real estate sale held on RM Sotheby's main stage.
Locally, the sale also lands against a fairly stable residential backdrop. Median home prices in Paso Robles have ranged between $823,000 and $840,000 in early 2026, with homes averaging 61 to 78 days on market, according to a report from Lisa Belmonte Real Estate — a sharp contrast to the scale of Windfall Farms' $33 million listing and its 76 approved buildable lots. The bidding, which opened Wednesday at $15 million, will remain open until it concludes live in Monterey on August 15.
