Boerum Hill could soon trade a low-rise holdout for a 16-story mixed-use building with 99 apartments and street-level commercial space. The proposed 180-foot project would rise on Pacific Street near one of Brooklyn’s busiest transit hubs, adding another sizable residential filing to a neighborhood already seeing major construction.
99 Apartments Near Atlantic Avenue
Permits have been filed for the development at 546 Pacific Street, between Fourth Avenue and Third Avenue, according to New York YIMBY. Plans call for 86,519 square feet of space, including 83,237 square feet of residential area and 3,282 square feet of commercial space. With residences averaging about 840 square feet, the apartments are likely to be rentals, although the filing does not establish a final leasing plan.
The transit angle is hard to miss. The proposed building would be near Atlantic Avenue–Barclays Center, which the Metropolitan Transportation Authority lists as a stop for the B, D, N, Q, R, 2, 3, 4 and 5 trains.
Another Large Project Joins Boerum Hill’s Building Wave
The proposal arrives as development is already reshaping nearby blocks. Hoodline reported in April that excavation had begun at 280 Bergen Street for a three-building project expected to bring 297 rental apartments and about 9,700 square feet of retail space. The 546 Pacific project is smaller, but it would add another mid-rise residential building to the same transit-rich stretch.
Demolition Comes Before Construction
Demolition permits were filed earlier in July for the existing two-story structure at the site, according to New York YIMBY. Chase Weber is listed as the owner behind the applications, while Thomas Scibilia is named as architect of record. The concrete-based building would include a cellar, but no estimated completion date has been announced.
