
Greenberg Traurig is packing up its West Palm Beach office after more than 40 years at Phillips Point, signing a 10-year lease for a full floor in 15 CityPlace, the new downtown tower owned by Miami Dolphins owner Stephen Ross. The move, expected in fall 2027, will shrink the firm's footprint slightly from roughly 30,000 to about 25,000 square feet while housing more than 80 attorneys and professional staff in space designed for future growth.
The relocation was first reported by the Miami Herald, which detailed the firm's long history in Palm Beach County and its decision to leave the 1980s-era waterfront complex for newer construction. Tracy L. Gerber, managing shareholder of Greenberg Traurig's West Palm Beach office, said the firm is excited to join a destination shaping South Florida's growth, according to the Herald. Greenberg Traurig, founded in Miami in 1967, has grown to more than 3,200 lawyers across 51 offices spanning the United States, Europe, the Middle East, Latin America and Asia.
A Tower Built for Density and Healthcare
15 CityPlace is a 26-story, 500,000-square-foot Class AA office tower designed by Miami-based architecture firm Arquitectonica, targeting LEED Gold certification, according to a Related Ross press release. The tower includes 20,000 square feet of ground-floor retail and a public pedestrian paseo linking to West Palm Beach's Brightline train station, replacing what was formerly a movie theater site downtown. Healthcare system Cleveland Clinic Florida has pre-leased 120,000 to 125,000 square feet at 15 CityPlace for a major outpatient care center offering chemotherapy, imaging, endoscopy and outpatient surgical services, as reported by Florida YIMBY.
Related Ross is building 15 CityPlace alongside a twin tower, 10 CityPlace, a 22-to-25-story, 480,000-square-foot office building designed by Kohn Pedersen Fox where enterprise software company ServiceNow has pre-leased space, per Commercial Observer. Both towers broke ground in March 2025, and the outlet reports that Related Ross secured a $772 million construction financing package for the project in December 2025—led by Ares Real Estate, Monarch Alternative Capital and HPS Investment Partners—marking the largest construction loan recorded in South Florida history.
Ross Controls Both Sides of the Move
Stephen Ross, the billionaire Dolphins owner, is both the builder of 15 CityPlace and the owner of Phillips Point, the 13-story East Tower and 19-story West Tower complex Greenberg Traurig currently occupies. Ross acquired the two-tower waterfront complex in 2021 for $282 million and is now pursuing a $120 million renovation there, according to The Real Deal. Even as Greenberg Traurig prepares to vacate, Related Ross has signed New York investment bank Solomon Partners for 4,200 square feet and financial analytics firm MSCI for 7,500 square feet to backfill space at Phillips Point — the outlet notes MSCI's lease marks its first physical office in South Florida.
Greenberg Traurig's ties to Palm Beach County run deep. Executive Chairman Richard A. Rosenbaum joined the firm in August 1985 as its fourth lawyer in the West Palm Beach office, when Greenberg Traurig employed just 90 attorneys nationwide, according to a PR Newswire release. The firm's practices there cover real estate, private equity, financial services, tax, wealth management and corporate transactions. Per the Herald, Greenberg Traurig says the West Palm Beach move will not supplant its Miami office, where the firm renewed its lease for roughly 128,450 square feet across five floors at the Wells Fargo Center in 2023 — a deal the Herald described as the largest office lease in Miami's central business district in years.
West Palm Beach's Office Construction Boom
The Greenberg Traurig move lands amid a broader surge reshaping downtown West Palm Beach into what's increasingly called Wall Street South. The city broke ground on 1.4 million square feet of commercial office space in early 2025 — more than half of all new office construction starts nationwide during that quarter, according to Commercial Search. The market has already drawn firms including Goldman Sachs, BlackRock, Point72 and GTCR, per the Herald's reporting.
Office rents at Related Ross's nearby One Flagler tower, which opened in 2025 and reached 95% leasing, already exceed $140 per square foot, setting a benchmark for premium space downtown, the same outlet reports. Related Ross now holds more than 2.8 million square feet of existing and under-construction commercial real estate in West Palm Beach, part of a $10 billion long-term vision to deliver 6 million square feet of commercial, residential and retail development. Whether rents above $140 per square foot can hold as new inventory delivers in 2027, and how surrounding infrastructure will handle the influx of office workers and outpatient visitors, remain open questions for the market's next phase.
Greenberg Traurig has said it plans to keep growing in Palm Beach even as it trims its physical footprint slightly in the move to 15 CityPlace. The firm previously relocated its Boston office to a modern tower as well, a pattern that suggests the firm is consolidating into newer, denser buildings across multiple markets as it expands nationally.
