
A Miami-based Reformer Pilates franchise is planting its flag inside The District at Deerfield, signing a 10-year lease for a 2,601-square-foot studio at the $150 million mixed-use development in Warren County. JETSET Pilates will occupy space within the 28-acre project at 5200 District Park Drive in Deerfield, Ohio, adding a boutique fitness option to a growing roster of restaurants, bars, and residences.
The lease, signed in June, was first reported by Local 12 News, which cited reporting from the Cincinnati Business Courier. Cushman & Wakefield's Terry Ohnmeis and Clare Holtmeier represented the development's owner, Silverman & Co., in the deal, while Colliers' Justin Rex represented JETSET Pilates. The studio joins a district that has been steadily filling in with new tenants, including craft-cocktail bar Beeline, which recently leased space nearby, and Indianapolis-based breakfast concept Patachou, which opened its first Ohio location at the development earlier this year.
A National Franchise on the Rise
JETSET Pilates offers 50-minute high-intensity Reformer Pilates classes set to curated music, and the brand has been expanding rapidly since launching its franchise model in 2022. According to a company announcement carried by PR Newswire, JETSET Pilates surpassed 350 awarded franchise territories and had more than 60 open studios nationwide after the first quarter of 2026. The company also established its first permanent headquarters and Instructor Training Academy, a 6,000-square-foot facility in Miami's Wynwood district, in late 2025, centralizing corporate support for its growing base of regional franchisees.
The Mason studio's arrival fits a pattern researchers have tied to a broader industry shift, with high-end boutique fitness franchises increasingly targeting booming suburban retail nodes rather than sticking to urban cores. The District at Deerfield, with its dense mix of new apartments and nearby corporate employers, appears designed to feed exactly that kind of daytime and evening traffic.
A Growing Downtown for Warren County
The District at Deerfield's master plan calls for 362 luxury residential units, 95,000 square feet of street-level retail and restaurant space, a 150-room hotel, and a public town square, according to details from civil engineering and planning firm Bayer Becker. Phase 3 of the project is adding two mixed-use podium buildings with 125 more residential apartments above ground-floor commercial space, per information presented at an AIA Cincinnati event, building on earlier residential phases including One Deerfield.
At the heart of the development sits a one-acre Town Square park owned and operated by Deerfield Township, featuring a bandshell, fountain, green space, and a seasonal winter ice rink. The development was officially unveiled during a grand opening and ribbon-cutting ceremony hosted by Deerfield Township and Silverman & Co. on September 21, 2025, following Phase 2 construction that had broken ground back in March 2023.
Dining, Drinking, and Daily Errands
The district also operates as a Designated Outdoor Refreshment Area, a township-approved designation that lets patrons carry alcoholic beverages in designated cups throughout the public spaces, a legal framework Ohio townships use to boost retail and entertainment foot traffic. Major dining and entertainment anchors already open in the district include Pins Mechanical Co., Fifty West Brewing Co., 101 Beer Kitchen, Bakersfield, and The Eagle, according to OnSite Retail Group.
Beyond nightlife, the development is drawing in daily-service tenants as well. Mercy Health operates a primary care and family medicine clinic at 5075 Parkway Drive within the district, serving residents across Mason, Loveland, and Deerfield Township. The District at Deerfield sits along the Mason-Montgomery Road corridor near major corporate campuses including Procter & Gamble and Cintas, a stretch that connects directly to I-71 in northern Warren County and brings a steady stream of weekday commuters within reach of the district's shops and studios.
With JETSET Pilates locking in a decade-long commitment, the district's mix of residential density, corporate workforce, and entertainment draw continues to take shape. Whether the remaining commercial spaces fill in fast enough to sustain all-day foot traffic across dining, wellness, and nightlife remains an open question for the development going forward.
