Two one-story commercial buildings in Roscoe Village are now on borrowed time, with demolition permits issued for a four-story residential project near Belmont and Leavitt. The permits clear the way for a six-unit building that will likely bring new condominiums to the site.
Six homes, 48 feet, and a six-car garage
The project occupies a midblock parcel near the intersection of W. Belmont Avenue and N. Leavitt Street, according to Urbanize Chicago. Barrett Homes is developing the project, with 360 Design Studio handling the design.
A Chicago permit record describes a four-story masonry building with a basement, roof deck and a detached six-car garage. The new-construction permit was issued in July and lists six dwelling units at the Belmont Avenue property, according to The Permit Sheet, which republishes data from the city’s building records.
The planned layout is decidedly spacious rather than micro-apartment territory. As reported by Urbanize Chicago, the ground floor and basement would contain two four-bedroom duplex-down units, the second floor would have two three-bedroom units with front porches, and the upper floors would include two four-bedroom duplexes with private decks and rooftop access.
The project follows a zoning push earlier this year
The site’s development path also included a zoning application from Barrett Homes. A March journal published by the Chicago City Clerk records a request to reclassify the 2210–2214 W. Belmont property from a neighborhood commercial district to a neighborhood mixed-use designation; the document shows the application was referred to the City Council’s zoning committee, not that the change was approved.
Brophy Excavation is set to handle the demolition, while Barrett Homes is also serving as general contractor. Once the existing commercial buildings are removed, construction of the new residential development can proceed, though a completion date has not been announced.
