Sprouts Farmers Market is coming to Goodyear's Estrella community, anchoring a new shopping center planned for Estrella Parkway that will total between 51,000 and 55,000 square feet once fully built out. The Phoenix-based grocer's store will occupy roughly 23,000 square feet as the centerpiece of the project's first phase, with no opening date yet announced.
Phase one of the development, totaling 35,224 square feet, will include the 23,024-square-foot Sprouts location alongside 9,200 square feet of inline retail space and a 3,000-square-foot standalone pad, according to the Daily Independent. Common Bond Development Group is behind the shopping center, which is slated to break ground in the first quarter of 2027, as first reported by Phoenix New Times. A second, lakeside phase along North Lake is projected to add another 16,000 to 20,000 square feet of retail and restaurant space, according to the Independent Newsmedia.
Harvard Investments is partnering with Common Bond on the project to serve Estrella's master-planned community, which is home to more than 23,000 residents, Harvard Investments Vice President Roger Theis said, per that same outlet's reporting. Phoenix-based Suite 6 Architecture + Planning designed the initial concept, drawing on composite wood cladding and vertical steel accents meant to resemble sail masts — a nod to the neighboring Yacht Club of Estrella and Starpointe Residents' Club.
A Store Residents Specifically Asked For
The push for Sprouts wasn't just corporate strategy. The grocer topped the list of most requested grocery and retail brands among Goodyear residents in the city's 2026 annual retail survey, per the Independent Newsmedia's reporting. In a news release cited by Phoenix New Times, Joe Pizzillo said Sprouts Farmers Market will be welcomed to the Estrella community, adding that the store will create new opportunities for investment and jobs in Goodyear and help attract restaurants and neighborhood services that expand shopping options for residents.
That demand tracks with how fast Goodyear has grown. The city added more than 29,000 residents between 2020 and 2025, reaching an estimated population above 118,000, according to U.S. Census Bureau estimates cited by the Surprise Independent. That kind of suburban boom has made the West Valley a magnet for grocers chasing new rooftops.
Part Of A Bigger Statewide Push
Sprouts opened its first location in Chandler back in 2002 and has since expanded to 25 states with nearly 500 locations, per Phoenix New Times. The chain specializes in local and regional produce, selling organic items and all-natural ingredients free from artificial colors or ingredients. Nationally, Sprouts is leaning into smaller store footprints of around 23,000 square feet built around fresh produce rather than the larger legacy supermarket format, according to Forbes. The Goodyear store's roughly 23,024-square-foot layout fits squarely into that national prototype.
The company is moving fast elsewhere in the Valley, too. Sprouts opened new stores in Buckeye and at its North Phoenix headquarters on July 24, and Common Bond Development Group is separately developing EastMarket at Eastmark, another shopping center anchored by a Sprouts store, as well as Park at 83 in Peoria. Phoenix-headquartered Sprouts plans to open more than 40 new stores nationwide in 2026, aiming for roughly 10% annual store growth after ending 2025 with 477 locations across 24 states, according to Retail & Leisure International. The grocer is also relocating its corporate headquarters in mid-to-late 2026 to a new 180,000-square-foot campus in North Phoenix's CityNorth development, featuring a 25,000-square-foot flagship store, as Hoodline previously reported.
Goodyear's Grocery Arms Race
The Estrella announcement lands amid a broader grocery buildout across Goodyear. The city welcomed its first Trader Joe's in November 2025 after an eight-year resident push, a 13,500-square-foot store that opened alongside recent additions from Aldi and WinCo Foods. Grocers including Trader Joe's, Aldi and WinCo are effectively racing to capture market share across Maricopa County's fastest-growing West Valley corridors, and Sprouts' Estrella project is the latest entry in that contest.
For now, key details remain unsettled. No opening date has been projected for the Sprouts store, and questions remain about when leases for the surrounding inline retail space will be finalized and how construction on the lakeside second phase will progress once the first phase breaks ground.
