
A new sushi concept is settling into western Palm Beach Gardens with plans to fly premium fish in straight from Japan. Tenka Sushi – Modern Asian is aiming to open its roughly 4,000-square-foot restaurant at 12465 Northlake Blvd., Suite 100, inside the sprawling Avenir Town Center, and its owners say they're targeting October or November for the debut.
Owner David Jiang told WhatNow Miami that the restaurant is targeting an October or November opening. Jiang runs the concept alongside partners Bill and Jim, and the trio relocated from New York City to Florida in 2020, bringing more than 25 years of combined experience in the restaurant business, according to the same report. The three are also connected to partner brand Taki Omakase, and Tenka's ownership group plans to fly in premium fish directly from Japan for the new location, according to Tenka Sushi.
The build-out itself sounds ambitious for a suburban strip. WhatNow's reporting describes a 270-degree open kitchen, a 14-seat sushi bar, and a 12-seat full bar, plus an outdoor patio that can seat up to 50 guests. The menu will lean into modern Asian cuisine, drawing on flavors from Japan, Korea, Thailand, Vietnam, and Malaysia, per the same account. A Fast-Filling Retail and Dining Hub
Tenka's address places it inside Avenir Town Center, a commercial and lifestyle center spanning nearly 200,000 square feet along Northlake Boulevard, according to Restaurant News Resource. The center sits at the heart of the broader Avenir master-planned community, a 4,752-acre development engineered to eventually include more than 4,000 residential homes, a 2,400-acre nature preserve, and 300 acres of lakes and waterways, the outlet reports.
Tenka is joining an aggressive rollout of tenants at Avenir Town Center. Publix opened there in May and H&H Bagels followed in August, while Seppe Pizza Bar, Smoke & Maple Gastropub, Field of Greens, and C.R. Chicks are among the concepts still to come, the same report notes. Development at Avenir isn't limited to retail and restaurants, either — Health Park at Avenir broke ground in June to add a neighborhood hospital, emergency room, and medical office space, a project that could bring steady daytime foot traffic to the surrounding businesses.
Why Restaurateurs Are Looking West
The demographic math behind the push into western Northlake Boulevard is notable. Commercial projections cited by LoopNet estimate the population within three miles of Tenka's address will reach 19,841 residents by 2030, backed by a 2025 median household income of $136,738 in the surrounding area. Those figures help explain why upscale concepts are increasingly eyeing a corridor that has historically taken a back seat to PGA Boulevard.
Western Northlake Boulevard is emerging as a second major dining corridor in Palm Beach Gardens, according to David Welles Real Estate, as rapid population growth in the city's western pods pulls commercial activity away from the traditional downtown core. It's a shift Palm Beach Gardens diners have already seen play out this year with the arrival of another late-night sushi spot elsewhere in the city.
Late-Night Hours, Pending Approvals
Once open, Tenka plans to run daily lunch and dinner shifts with a mid-day break and a late-afternoon happy hour, along with weekend dinner service stretching until 11:30 p.m. on Fridays and Saturdays, per Tenka Sushi's own service plans. Late-night weekend dining remains relatively uncommon among suburban Palm Beach County plazas, making the extended Friday and Saturday hours a distinguishing feature for the new spot.
Before any of that can happen, Tenka still has to clear state inspection. Records from the Florida Department of Business and Professional Regulation show the restaurant moving through the approval process, and under Chapter 509 of Florida Statutes, food service establishments seeking a permanent license from the DBPR Division of Hotels and Restaurants must submit facility plans and pass a physical safety and sanitation inspection before serving customers, according to guidance published by the Jimerson Firm. That means the floorplan and operating structure are set, but the October or November timeline still hinges on passing that final state review.
Tenka's arrival also lands amid a broader moment for South Florida's dining scene. Ten Palm Beach County restaurants were formally presented with MICHELIN Guide plaques in August, according to The Whet Palette, a recognition that has heightened local interest in upscale Asian and omakase-style concepts across the region.
