The deal didn't come together quietly. Brokerage firm Northmarq reported that the property drew 32 offers from high-net-worth investors, family offices, institutional buyers and developers from across the country, according to the same outlet, underscoring how much national capital is chasing stabilized, value-add multifamily assets in Midwest growth corridors.

A Long Build, A First Sale

Villages at Lake Silvercote wasn't thrown up overnight. Developer ZM Management broke ground on the community in early 2013, financing construction with a $10 million loan from Great Southern Bank and an $11 million Fannie Mae mortgage, and the project's full buildout wasn't completed until 2019, per the same account. This summer's $70 million transaction represents the property's first trade since that completion, closing out a long-term hold for the seller.

The community sits on roughly 37 acres along U.S. Highway 61, made up of 32 two- and three-story buildings and 670 resident parking spaces, the report notes. Monthly rents at the complex currently range from $1,375 for one-bedroom units up to $2,100 for three-bedroom layouts, with unit sizes spanning 833 to 1,300 square feet, according to Zillow.

Why Wentzville Is Drawing Big Capital

Wentzville's population has climbed to an estimated 50,306 residents in 2026, an 11% jump since 2020, with a median household income of $112,394, according to World Population Review. That growth outpaces the broader county: St. Charles County recorded a median household income of $104,692 and median gross rent of $1,370 per month across 161,311 households in 2024, per MMCG Analytics.

Much of that growth traces back to jobs. ZM Management isn't done building in the area, either.
