A 2.6-acre lot on North Florida Mango Road that once housed a 1950s bowling alley is set to become West Palm Beach's newest playground for car collectors. Newgard Group has acquired the site at 2500 N. Florida Mango Road for $10.5 million, planning a members-driven luxury car and lifestyle concept with 20 automotive studios, padel courts, wellness and fitness facilities, coworking space, and driving and racing experiences.

The Miami-based developer bought the property from a California-based LLC led by Jonathan Bergman, who purchased the site for $3.5 million in 2021, meaning the land roughly tripled in value over five years, according to The Real Deal. The parcel currently holds a 29,790-square-foot commercial building constructed in 1959 that originally operated as a bowling alley and was later permitted for a 108,000-square-foot self-storage facility before Newgard stepped in, as reported by Commercial Observer. Developed under Newgard affiliate PB Vaults Development LLC and branded Palm Beach Auto Haus, the planned two-story, 111,637-square-foot facility secured a $6.3 million acquisition loan from Belmont Bank & Trust this month, per the same outlet.

A Membership Model, Not a Storage Unit

Rather than functioning as simple car storage, the automotive studios will be sold to separate owners under a membership-driven model, the article notes. Newgard Group founder and CEO Harvey Hernandez, himself an active car collector, said the acquisition marks the first step in creating a brand platform centered around ownership, design, community, and unforgettable experiences rather than traditional storage. West Palm Beach is serving as the first location for the platform, with the company choosing the city for its luxury market, accessibility, and growing population of car collectors.

Newgard plans to unveil the platform's name, partners, and additional locations once studio sales begin, which the company expects later this year. The developer also plans to expand the platform into other U.S. markets beyond South Florida.

Not Newgard's First Garage Play

This isn't Newgard's first foray into the car condo sector. In October 2025, the developer partnered with lifestyle brand Imperial Moto to launch Revault, an 80,000-square-foot project in Miami's Little River neighborhood with 16 customizable car studios and a five-court indoor padel club, according to GlobeNewswire. Following that launch, Newgard and Imperial Moto announced plans to expand Revault into additional markets including Delray Beach, Palm Beach, and Nashville, Tennessee, per PROFILEmiami. Other players have entered the space too, including The Hangar at Regatta Harbour, a private garage condo for car collectors in Coconut Grove, and Auto Clubhouse in Jupiter, which offers individually owned luxury garage condos with private-club amenities.

Legal Trouble Shadows Newgard's Expansion

The West Palm Beach purchase comes as Newgard works through financial and legal turbulence tied to a different project. Kushner Companies bought Newgard's Natiivo Fort Lauderdale site at a foreclosure auction in March for $35,100, following a $25.7 million foreclosure judgment issued in January by a Broward County judge after Newgard defaulted on a maturing $21.2 million mortgage. Newgard had originally purchased that site from Kushner and Aimco in 2023 for $31.2 million, with the sellers providing $21.2 million in seller financing.

Kushner filed the foreclosure lawsuit against Newgard in Broward County in July 2025, alleging that Newgard defaulted by failing to repay the loan when it matured that June. Kushner Companies also filed a separate lawsuit in Miami-Dade County Circuit Court seeking to enforce Hernandez's personal guarantee on the defaulted mortgage, though Hernandez has sought to transfer that case to Broward County. Newgard's broader residential pipeline remains active regardless: the company and its partners are building Lofty Brickell, The Standard Residences Brickell, and Project M in Brickell, having previously completed projects including Brickellhouse, Centro, One Flagler, Gale Fort Lauderdale, Natiivo Miami, and several others.

A Booming Niche Market

The West Palm Beach bet lands squarely in a hot corner of Florida real estate. Luxury garage condos in South Florida's Miami-Dade and Palm Beach counties averaged $486 per square foot in 2026, leading the state's regional submarkets in pricing, according to Luxe Dream Garage. As of the first quarter of 2026, Florida contained 59 garage condo developments across 32 cities totaling more than 2,600 units, making it one of the largest statewide markets for luxury automotive real estate in the nation, per data from OnlyGarageCondos.com.

Whether Palm Beach Auto Haus will use a membership fee structure, an outright ownership model, or some hybrid, and how zoning will treat the club-and-garage combination, remain open questions Newgard has not yet answered publicly.
