
A 16-story residential tower rising beside the Brightline Aventura Station has reached its structural topping-off milestone, marking a major construction benchmark for a transit-adjacent apartment project in Miami-Dade County's Ojus neighborhood. The building, called Aventana, will ultimately deliver 334 apartments at 19640 West Dixie Highway, just steps from the rail platform and near Aventura Mall.
According to Florida YIMBY, the project is a joint venture between developers Pinnacle and Ram Realty Advisors, with Baker Barrios Architects handling design and Kaufman Lynn Construction serving as general contractor. The tower will include a mix of one-, two-, and three-bedroom units, along with 3,340 square feet of ground-floor retail space, per the same outlet. Thirty-four of the apartments are designated as workforce housing, reserved for households earning up to 110% of Miami-Dade County's Area Median Income — a threshold that stood at $82,170 for a single person in 2024, according to Bisnow.
From 285 Units to 334 After Density Incentives
Pinnacle and Ram Realty Advisors bought the 2.2-acre site for $15.4 million in 2022 from seller CK Prive Group 196 LLC, as reported by The Real Deal. At the time, the developers planned a 15-story, 285-unit complex, but revised those plans in 2024 to 16 stories and 334 units after securing county density incentives tied to the site's proximity to the Brightline station, Bisnow reported. The site sits in the Ojus neighborhood within unincorporated Miami-Dade County along what Commercial Observer notes is Harriet Tubman Highway, the historic name for West Dixie Highway.
Construction financing comes from Santander Bank, which issued an $88.3 million loan package in July 2025, increasing a loan issued in 2022 with an $8 million outstanding balance, according to Commercial Observer. Pinnacle and Ram Realty Advisors also provided equity for the project, per Florida YIMBY. The finished building will encompass 354,238 total square feet, including a four-level structured parking garage situated below the residential floors, Commercial Observer reported.
Pickleball Court and Podcast Studio Among the Amenities
Aventana's amenity package leans heavily into lifestyle extras aimed at setting it apart from competing luxury rentals nearby. Planned features include a swimming pool, fitness center, club room, coworking spaces, resident lounges, a golf simulator, a private dining room, a podcast studio, a dog wash, and a spa with a cold plunge and sauna, according to Florida YIMBY. Beyond those standard offerings, the design also includes an outdoor private park equipped with a pickleball court, which developers highlighted to Multi-Housing News as a rare amenity for the Aventura apartment market.
David O. Deutch said reaching the topping-off milestone is “a proud moment for everyone who has worked to bring this community from vision to reality,” according to Florida YIMBY. He added that Aventana reflects Pinnacle's vision for high-quality housing in well-connected locations, and said the company looks forward to “welcoming residents and adding a new community to Aventura next year.”
A Brightline-Anchored Timeline Toward 2027
Aventana broke ground in August 2025 and reached its 16-story structural topping-off milestone this month. Florida YIMBY reports anticipated completion and initial occupancy in summer 2027, with pre-leasing expected to begin in spring 2027, while Commercial Observer reports completion in the fourth quarter of 2027. Florida YIMBY notes the adjacent Brightline Aventura Station provides rail connections to Miami, Fort Lauderdale, Boca Raton, West Palm Beach, and Orlando.
Pinnacle, based in Miami, and Ram Realty Advisors, based in Palm Beach Gardens, have a long-running joint venture history in South and Central Florida multifamily development. The pair previously partnered on a 336-unit apartment project in Hollywood, Florida in 2021 and a 312-unit residential community in Kissimmee, according to Commercial Observer.
