A six-story mixed-use building with 60 residences is headed for 3365 Wilson Avenue in Laconia, the Bronx, according to newly filed permits. The site sits between Givan Avenue and Boston Road, just steps from the Gun Hill Road subway station served by the 5 train — but it also sits at an intersection with a documented history of gun violence.
The permits, reported by New York YIMBY, list Nicky Lumaj of Cross Five Construction as the owner behind the applications. The proposed building would rise 65 feet and yield 45,552 square feet, including 40,811 square feet of residential space, 4,428 square feet of commercial space, and 311 square feet of community facility space. Based on an average unit scope of 680 square feet, the 60 residences are most likely rentals, per the outlet's report.
The concrete-based structure would include a cellar and 28 enclosed parking spaces, with Nikolai Katz Architect serving as architect of record. Demolition permits for the existing building at the site were filed in August 2026, though no estimated completion date has been announced.

A Corner With a Troubled Past
The intersection surrounding the project site carries its own history. Hoodline has reported that the corner of Boston Road and Wilson Avenue has seen recurring gun violence, including a January 2025 drive-by shooting, an August 2020 gang shooting that was later prosecuted under federal racketeering charges, and the fatal shooting of a livery cab driver during an attempted robbery in 2009. That history sits within the NYPD's 47th Precinct, which has also handled other violent incidents in the area this year.
A New Laconia Housing Proposal
The 60-unit proposal would add multifamily housing to the Laconia corridor. Its proximity to the Gun Hill Road subway station places it near transit, even as it lands on a block still shadowed by its own history.
