
A speculative industrial park spanning 686,400 square feet has delivered near the southernmost banks of Lake Lanier in Buford, Georgia, giving the fast-growing logistics corridor northeast of Atlanta three new warehouse buildings ready for tenants. The project, called Buford Creek Business Center, sits roughly 30 miles northeast of downtown Atlanta and just three miles from Interstate 985.
Trammell Crow Company announced it delivered the park in partnership with a Japanese consortium led by CBRE Japan, according to Urbanize Atlanta. The site sits at the northeast corner of Lanier Islands Parkway and Big Creek Road, and marketing listings identify the addresses at 6207 Lanier Islands Parkway, 3174 Whidby Road, and Big Creek Road. The Conlan Company served as builder, while Atlas Collaborative designed the park, and CBRE is now marketing the buildings for sale or lease on Trammell Crow's behalf, per the same Urbanize Atlanta report.
Three Buildings, Three Different Configurations
Building 100 is the largest of the trio at 349,440 square feet, built as a cross-dock warehouse with 40-foot clear heights and 64 trailer parking spots, per Urbanize Atlanta's reporting. The other two buildings each measure 168,400 square feet and feature rear-load configurations with 36-foot clear heights, accommodating 40 and 24 trailer spaces respectively, according to Commercial Property Executive.
Available spaces at the park range from 42,120 square feet up to the entirety of all three buildings combined, the outlet's report notes. CBRE brokers Todd Barton, Mark Hawks, Joanna Blaesing, and Matt Higgins have been assigned to lead marketing and leasing for the property, according to Connect CRE.
From a Six-Building Pitch to a Leaner Spec Park
The project's roots stretch back to February 2024, when Trammell Crow Company first submitted plans to the Georgia Department of Community Affairs for a much larger $80 million, six-building complex totaling 747,000 square feet, projected to generate $400,000 in annual local tax revenue, according to Bisnow. That master plan was later scaled back to the three-building layout that broke ground in September 2025, with completion expected by the third quarter of 2026, according to Commercial Property Executive, and the project ultimately delivered.
Bisnow's February 2024 coverage also noted that the Northeast/I-85 submarket containing Buford led metro Atlanta industrial demand in 2023, recording 2 million square feet of net absorption with another 5.5 million square feet under construction heading into 2024 — a trend that helped justify the speculative bet in the area.
Atlanta's Industrial Market Is Heating Up
Metro Atlanta leased 10.2 million square feet of industrial space in the second quarter of 2026, making it one of only five U.S. industrial markets to exceed that mark in the quarter, according to Urbanize Atlanta's report citing Cushman & Wakefield data. Leasing activity rose more than 26 percent over the first quarter, per Cushman & Wakefield, and 40.6 percent of new deals were larger than 500,000 square feet, with the first half of 2026 outperforming half-year totals from each of the three prior years.
That momentum builds on a construction boom already underway a year earlier: industrial construction in metro Atlanta doubled year-over-year by April 2025, with nearly 9.5 million square feet under construction across 33 projects, while local industrial property sales averaged $143.38 per square foot, Commercial Property Executive reported at the time.
Trammell Crow's Regional Footprint Keeps Growing
Madison Ward, a vice president with Trammell Crow Company in Atlanta, said Buford's infrastructure, workforce accessibility, and business-friendly environment made it the right place to invest, according to Urbanize Atlanta. Founded in 1948 and headquartered in Dallas, Trammell Crow Company has 25 offices across the United States and Europe, 440 employees, and has developed or acquired more than 700 million square feet of space — including 3,000 buildings valued at $90 billion — with another $30 billion in projects currently in its pipeline, per the outlet's reporting.
This is not Trammell Crow's only recent play in the region. The developer previously partnered with CBRE Investment Management on another northern Georgia logistics facility in Pendergrass, where wholesaler Parts Town leased a 538,450-square-foot hub earlier this month. That deal also involved the I-985 and Lake Lanier corridor.
Whether Buford Creek Business Center fills up as quickly without a pre-leased anchor tenant remains an open question, as does how well local infrastructure along Lanier Islands Parkway will handle any increase in freight traffic, per Urbanize Atlanta. For now, the park adds nearly 700,000 square feet of modern industrial space to the submarket.
