An industrial building in Elmhurst is getting new life as flexible warehouse space for small e-commerce brands. Krusinski Construction Company has started construction on a 64,086-square-foot warehouse and office buildout at 934 N. Church Rd. for Saltbox, a co-warehousing company that provides flexible warehouse and workspace for growing product brands.
The Elmhurst facility marks Saltbox's first Midwest location, according to Connect CRE. As reported by PR Newswire, the finished site will feature 114 private warehouse and office suites ranging from 88 to 1,809 square feet, with a planned opening this fall. It's Saltbox's first entry into the Illinois market, a milestone the company is pairing with a business incentive: a “Made in Chicago” grant program offering $5,000 in membership credit to a winning local e-commerce or product-based business, open to entrepreneurs across Chicagoland and the western suburbs.
What's Changing Inside the Building
The renovated warehouse will include infrastructure supporting a modular wall system, giving e-commerce brands and entrepreneurs a flexible professional environment for receiving, storing and shipping inventory. The project also covers renovations within the existing 1,182-square-foot office space, additional infrastructure upgrades, restroom renovations, and back-of-house improvements meant to enhance the facility's functionality and support daily operations.
Once complete, the facility will include a state-of-the-art air purification system and a climate-controlled environment, both intended to help ensure optimal storage conditions for tenants' products. Ware Malcomb is serving as the project architect.
A Local Contractor With Elmhurst History
The buildout is being led by a project team that includes senior project manager Ryan Lehman, project engineer Siddy Gupta Katkam, senior project superintendent Dan Laffey, and project coordinator Angie Mojica. Krusinski Construction Company was founded in 1973 by Joe Krusinski, Sr., and is headquartered in Oak Brook under the leadership of President and CEO Jeff Krusinski, per corporate records from Krusinski Construction Company. The family-led firm has been in business for more than five decades.
The company isn't new to this particular corner of DuPage County. REBusinessOnline reported on a 248,748-square-foot speculative industrial warehouse at 1000 County Line Rd. in Elmhurst connected to International Airport Centers. The warehouse featured 54 exterior docks, and the two facilities together totaled more than $11 million. The building being converted for Saltbox is at 934 N. Church Rd. in Elmhurst.
