That unified back-of-house setup is central to the format's appeal for franchisees, since it lets one kitchen serve IHOP's morning and late-night strength alongside Applebee's lunch and dinner business without duplicating labor or equipment.

Why San Antonio Keeps Getting New Locations

The region's role in this experiment isn't accidental. San Antonio-area franchisee Ramzi Hakim Group has run IHOP restaurants locally since 1991, building a portfolio of 37 IHOPs and nine Applebee's before helping launch the very first U.S. dual-brand location, Nation's Restaurant News has reported. That debut store opened in Seguin, just east of San Antonio, in February 2025, serving as the prototype for every domestic conversion that followed, according to a Business Wire release from Dine Brands' investor relations page.

A Dine Brands news release cited by MySA states that the San Antonio region played a key role in the evolution of the dual-branded concept.
