Rieber Developments and Berca Development Group have initiated the pre-construction phase at Prime Square Doral, located at 7200 NW 102nd Avenue on a 3.25-acre site, with final permits nearing approval and construction expected to begin in the first quarter of 2027.

Delivery is anticipated in the fourth quarter of 2028.
As Florida YIMBY notes, the property sits south of NW 74th Street and west of NW 102nd Avenue, spread across two parcels, and secured site plan approval earlier this year after Miami-Dade County's Plat Committee approved a resubmission in January. The tallest of the three buildings will be three stories, per the same report — a low-slung profile compared to the office towers rising elsewhere in Doral, but one designed to maximize retail and restaurant frontage along the corridor.
Who's Building It, and Why Buyers Are Lining Up
The project team is deep. PPK Architect designed Prime Square Doral, with Bliss & Nyitray handling structural engineering, per the same account. Sales are being led by Fortune | Christie's International Real Estate, the developers said. The units are being marketed toward retail businesses, restaurants and other food-and-beverage operators, along with professional offices and medical practices — a mix meant to serve Doral's growing residential and commuter population.
Developer Bernardo Rieber said continued sales activity reflects the demand identified for quality, ownership-driven commercial product in Doral, framing the project's momentum as evidence of a broader appetite among small business owners and professionals to own rather than lease their space. Pricing disclosed earlier this year showed retail units priced above $990 per square foot, while office units were selling above $670 per square foot, according to the same April account. The development team also described Prime Square Doral as having one of the highest parking ratios among comparable commercial developments in Doral.
A Tight Market for New Commercial Condo Supply
The timing lines up with a broader shift in Doral's commercial real estate landscape. Doral's commercial real estate market continues to evolve beyond its industrial roots, with retail rents climbing and office rents edging higher, according to miamitodaynews.com. Retail storefront rents in some Doral shopping centers have risen above $60 per square foot, that report notes, with vacancies staying low across the submarket.
Doral saw very little new supply in the commercial condominium category over the past construction cycle, which may help explain the pace of sales at Prime Square Doral. Not every indicator points in the same direction. Miami's broader office leasing activity totaled approximately 830,500 square feet year to date in 2026, a 28.5% decline year over year, according to Cushman & Wakefield. Still, asking rents in Miami-Dade reached record levels of $65.50 per square foot full service overall and $73.37 per square foot for Class A space in the second quarter, per Colliers, suggesting landlords retain pricing power even as overall leasing volume softens.
For now, Prime Square Doral's developers are pressing ahead. With permits nearing approval and a construction start targeted for early 2027, the project stands as one of the more closely watched commercial condo bets in a Doral market that's still adjusting to its post-industrial identity.
