Pan & Coffee, the Mexican-inspired bakery and coffee shop that built a loyal following in Stone Oak, is doubling its footprint with two new San Antonio-area locations. One is a ground-up, 4,000-square-foot building rising along Interstate 10 in Boerne, and the other is a drive-thru and takeout-only conversion of a former bank branch near downtown San Antonio.
The Boerne cafe is going up at 27503 I-10 W., and according to CultureMap San Antonio, the company has been developing that expansion since August 2025. A Texas Department of Licensing and Regulation filing estimated construction costs for the Boerne building at $1.9 million, according to Community Impact. The parcel sits in a developing commercial cluster near Fair Oaks Crossing, alongside neighbors like Lamborghini San Antonio, Vista Dermatology and Mission City Church, per a report from WhatNow San Antonio.
A Bigger Building With Drive-Thru and Patio
Unlike the original Stone Oak cafe, the Boerne location will include amenities designed for convenience and lingering alike. Co-owner Eric Lawitz confirmed the building will feature a technology-assisted drive-thru and a heated, shaded patio, neither of which exist at the flagship. The design also incorporates Mexico-style breeze blocks and a post-and-beam ceiling, with a spacious patio built into the ground-up structure.
Community updates and photos shared by local real estate observers in late August indicated the exterior building structure at 27503 I-10 West was nearing physical completion ahead of interior buildouts. Pan & Coffee has promised in a social media comment that the Boerne location would be operating by the end of 2026, though the company has not announced exact opening dates for either upcoming location, the report notes.
Downtown Drive-Thru Takes Over Former Bank Branch
The second expansion site sits at 1110 Brooklyn Ave. near downtown San Antonio, where the property previously operated as a Bank of America branch, according to the Better Business Bureau. That building is slated for conversion into a drive-thru and takeout-only restaurant, a smaller-footprint model than the destination-style Boerne cafe. It's a notable reuse of a familiar quick-service layout, since drive-thru lanes built for banking are increasingly finding second lives as coffee and food windows.
Official business listings show that while the flagship Stone Oak location closes early at 3 p.m., both upcoming locations in Boerne and on Brooklyn Avenue plan expanded operating hours from 6 a.m. to 6 p.m. daily, per Pan & Coffee's own website. That shift suggests the owners are chasing morning-commute and evening traffic that the original cafe's shorter hours don't capture.
From Family Bakery Roots to a Growing Menu
Pan & Coffee's founders, Andrea and Roberto Rodriguez, opened the original concept at 19298 Stone Oak Pkwy in 2021, drawing on their family backgrounds in Mexican bakeries and coffee plantations, according to Community Impact. Laura Lawitz and Eric Lawitz round out the ownership group as co-owners alongside the Rodriguezes. The bakery built its name on specialty items like conchas stuffed with custard and topped with cookies, berry hibiscus monkey bread muffins, and torta de elote drizzled with dulce de leche, according to a report from MySA.
The menu has since grown well beyond pastries into an international lineup spanning Mexican, French, Mediterranean, Cuban and American dishes. Pan & Coffee's own website lists savory options including chilaquiles con mole xiqueño, prosciutto-salami croissant wraps with calabrian peppers, and chicken caesar sandwiches on house-baked focaccia, positioning the cafe as a fast-casual dining stop rather than a simple coffee counter.
Riding a Wave of Growth Along I-10
Pan & Coffee's move toward Fair Oaks and Boerne tracks with a larger commercial growth wave along the I-10 corridor north of San Antonio, according to Community Impact. The bakery joins other recent suburban additions like The Rocker Taqueria & Bakery and Hometown Refillery as food and retail concepts follow population growth into Kendall and Bexar counties. For now, customers eager for a Boerne concha or a Brooklyn Avenue drive-thru order will have to wait, since Pan & Coffee has not set firm opening dates beyond its late-2026 target for the Hill Country location.
