A new 180-room boutique hotel has opened at the base of Deer Valley in Park City, giving skiers a fresh place to stay right where the lifts start running. The property, Utah's first Canopy by Hilton, includes four food and drink options and rooms starting at $200 per night, according to Axios.
The hotel is not a standalone project but the leading edge of something far bigger. Canopy Deer Valley is part of the broader Deer Valley East Village master plan being built by New York-based Extell Development Company, a build-out projected to eventually total more than 800 hotel rooms, nearly 1,700 residential units, 250,000 square feet of retail space, and 68,000 square feet of recreation space, according to Capdex. Deer Valley East Village is being billed as the first brand-new luxury alpine base village built in North America since 1981, according to a release from Hilton.
Direct Gondola Access From the Front Door
Canopy Deer Valley sits steps from the Jordanelle Express Gondola, giving guests direct access to the resort's trail network, as Axios reported. That lift connects to the resort's 10-passenger East Village Express Gondola, which reaches Park Peak at 9,350 feet in roughly 15 minutes, per the same account. The hotel's ski reception lobby includes ski lockers alongside a golf simulator, pool, hot tub, sauna, and steam room, per the report.
The design, from DLR Group and The Richardson Design Partnership, also built in two levels of underground parking with 176 stalls beneath the 180-room property, the report notes. That parking sits within a base area engineered to keep skiers out of downtown gridlock altogether: the East Village base connects directly to U.S. Route 40 and offers 1,200 day-skier parking spaces, allowing visitors to avoid downtown Park City traffic entirely, according to Visit Utah.
Four Dining Concepts From an Eleven Madison Park Alum
Inside, Canopy's 9,600-square-foot food and beverage program spans four distinct venues — Tavolona, Fornetto, Mountain Provisions, and Alpine Attic — led by Executive Chef Scott Rackliff, who previously worked at Michelin-starred Eleven Madison Park, according to Capdex.
The opening also carries weight for Hilton's corporate playbook. The Canopy Deer Valley debut marks both the brand's first Utah location and its first-ever ski-resort property globally, according to LODGING Magazine. Hilton is already stacking multiple brands into the East Village footprint, having opened Grand Hyatt Deer Valley in late 2024 and signed a 132-room Waldorf Astoria Deer Valley Resort and Residences slated for 2028, as reported by Forbes.
A Terrain Expansion and a Village Still Under Construction
The hotel opens as Deer Valley Resort finishes an enormous terrain expansion of its own. For the 2026/2027 winter season, the resort is growing its skiable terrain to 4,500 acres served by 32 total chairlifts, completing what it calls the largest ski resort expansion in North American history, according to Deer Valley Resort.
The commercial heart of the East Village is still years away. Extell selected commercial real estate firm JLL and its 10Twelve platform this month to lease over 180,000 square feet of commercial space in the village, targeting more than 70 shops and restaurants for the 2028/2029 ski season, according to Utah Business. For now, the Canopy hotel gives visitors an early foothold at the base of a village whose full scale, from added hotel brands to retail rows, will keep taking shape over the next several years.
