The former Ruby Tuesday at 1936 N. Jackson St. in Tullahoma is set to become a Wawa convenience store and gas station, after the restaurant closed at that location. The Tullahoma Planning Commission approved the site plan for the new Wawa on September 21, clearing a key hurdle for the project to move from paperwork to construction.
The site-plan application was submitted by James Luety of CSC Properties, according to WhatNow. The 1.74-acre commercial parcel currently includes a 4,390-square-foot single-story restaurant building, 88 parking spaces, and roughly 300 feet of frontage along North Jackson Street. CSC Properties lists the Tullahoma project among its current developments, alongside other Wawa work in Hendersonville and elsewhere in Tennessee.
The property at 1936 N. Jackson St. housed Ruby Tuesday for years. The Tullahoma store is expected to combine convenience retail, foodservice and fuel operations under one roof, with made-to-order food and beverage offerings alongside merchandise and gas transactions.
Part of a Bigger Middle Tennessee Push
The Tullahoma project fits into a much larger regional buildout. Wawa announced in August 2025 that it planned to open six new stores across Middle Tennessee in 2026, with the possibility of up to 50 locations over the following decade, according to Yahoo Finance. The company has said the expansion is meant to bring its food and beverage offerings, in-store experience and community involvement to the region.
Each new store represents roughly $7.5 million in investment, and the same report notes that Wawa expects to employ an average of 35 associates per location once it opens. Company projections put the broader Tennessee expansion at more than 1,750 long-term jobs. Wawa also lists active store opportunities in Clarksville, Lebanon, Murfreesboro and Nashville, signaling the Tullahoma site is one piece of a wider statewide rollout.
Comparable Projects Already Underway
Two other Middle Tennessee Wawa projects have already reached groundbreaking. Stores at 5109 Veterans Parkway in Murfreesboro and 1290 Parkway Place in Clarksville both broke ground, with both projected to open in the second half of 2026, per the same Yahoo Finance report. Those timelines offer a rough point of comparison for how the Tullahoma project might progress, though no official construction start date or opening date has been reported for the North Jackson Street location.
For now, the approved site plan means the Tullahoma project can proceed from paper to groundwork. Wawa's expansion into Tennessee continues to grow, and Tullahoma is now formally part of that map, joining Hendersonville and other communities where CSC Properties has Wawa developments in progress.
