A high-rise apartment tower in Denver's Golden Triangle neighborhood has reached its full height, and the developer has already lined up a notable new retail tenant: an Arizona-based wellness and medical aesthetics brand called bluSONIL. Kaia Residences, an 18-story mixed-use building at 808 N. Lincoln St., hit its structural top-out on October 21, bringing one of the city's few active multifamily projects a major step closer to completion.
According to coloradobiz.com, the project is expected to be completed in late 2027, with preleasing slated to start in summer 2027. The 464,000-square-foot development will include 295 apartments, among them 19 income-restricted units, along with 291 parking spaces — though a project listing from design firm hcmdesign.com puts the numbers at 326 residential units and 294 parking spaces plus 152 bike spaces, a discrepancy the available records do not resolve.
Developer Trailbreak Partners has signed a lease with bluSONIL for 4,500 square feet of the building's street-level retail, according to the same coloradobiz.com report. That space will sit alongside a separate 4,000-square-foot wellness marketplace, rounding out the project's planned 8,500 square feet of ground-floor retail. Denver Business Journal reporter Catie Cheshire covered the news, framing the retail addition as a fit for the ahead-of-schedule build, according to the developer.
What bluSONIL Will Bring to the Ground Floor
bluSONIL describes itself as a wellness and medical aesthetics operator, with services spanning aesthetics, recovery, metabolic and hormonal care, skin health and longevity treatments, per coloradobiz.com's reporting. The brand first opened as an urban wellness and longevity clinic in Scottsdale, Arizona, founded by Colleen and Brett Lewis, according to spabusiness.com. Its treatment menu there includes IV drips, facials, cryotherapy, lymphatic drainage and hyperbaric oxygen therapy, offered both through membership and on an à la carte basis for non-members.
The Scottsdale clinic isn't a one-off: bluSONIL has said it intends to open 15 to 20 company-owned locations over the next five years, the same trade outlet reports. A Denver outpost inside Kaia Residences would mark an early step in that expansion, placing the brand's wellness-focused model directly beneath hundreds of new apartment units.
Amenities Built Around Wellness
The building itself leans heavily into the wellness framing. Planned amenities include a fitness center, a spa with a cold plunge and sauna, an infinity pool and a two-story rooftop lounge, according to coloradobiz.com's reporting on the project. Paired with the retail wellness marketplace and bluSONIL's clinical services, the building is designed as a wellness destination from the ground up.
The project carries a reported cost of $160 million, according to CBS News Colorado, which also reports that Kaia Residences is designed to drive affordability and density in one of Denver's fastest-growing neighborhoods. A separate analysis cited by connectcre.com described Kaia Residences as the first multifamily project to be financed and break ground in the area in the prior 14 to 15 months, underscoring how quiet Denver's apartment construction pipeline had become before this project moved forward.
A Slower Building Cycle Across Denver
That lull fits a broader pattern. Denver's multifamily development pipeline has been tapering, with the number of units completed in 2025 forecast to fall 34% from the prior year, according to a low-confidence projection from northmarq.com, which also expected the construction pipeline to keep narrowing through 2026. Against that backdrop, a topped-out tower with a signed wellness tenant stands out as one of the more tangible signs of activity in the neighborhood.
Kaia Residences also isn't the only Denver project betting on wellness as a draw. Denver's Larimer Square saw the wellness club Sway open a flagship location offering specialized facials, massages and remedy technology through a membership model, the Denver Post has reported. In Curtis Park, Circle Wellness has proposed 13 pavilion-style buildings totaling 5,200 square feet on a vacant lot at 2450 Curtis St., per another Denver Post account. And a separate wellness-focused apartment building opened near downtown Denver last year with amenities centered on wellbeing, including its own fitness center, according to Building Design + Construction.
