Construction crews have broken ground on a 126-unit for-rent townhome community on a hillside parcel along Sawyer Brown Road in Bellevue, with Birmingham-based LIV Development targeting an early 2028 finish for Livano Oakmont Residences. The project follows the developer's purchase of the 39.09-acre site for $1.755 million in September, clearing the way for construction on roughly 21.1 acres of the overall tract.

Nashville Post described the parcel as raw land in 2026, after LIV Development purchased the 39.09-acre site for $1.755 million in September.

A Timeline for the Sawyer Brown Road Project

Per Nashville Post, which reported that LIV Development was set to begin construction on the site, LIV Development plans to start pre-leasing in June 2027 with final construction wrapping by February 2028. The 126 townhomes will sit near One Bellevue Place.

Nashville-based civil engineering firm Dale & Associates is handling site design and civil engineering for the community, according to the Nashville Business Journal. Site plans were originally submitted to Metro Nashville planning authorities in early 2026, the outlet reported, well ahead of this month's groundbreaking.

Amenities and the Developer's Pitch

The Nashville Post report details an extensive amenity package planned for the community, including a pool with a sun deck, cabanas, outdoor eating and drinking areas, grilling stations, a game lawn and fire pits. A clubhouse is slated to include a kitchen, game room, 24-hour fitness center and an indoor-outdoor yoga room, alongside a coffee bar, a dog facility, private rentable offices and a 24-hour self-service market. Individual townhomes are expected to feature quartz countertops, stainless steel appliances, in-unit washers and dryers, walk-in closets, tile and granite bathroom finishes, vinyl plank flooring, and private balconies or patios.

The developer has pointed to Bellevue's natural surroundings, established neighborhoods and convenient access to Nashville as part of the area's appeal.

LIV Development's Nashville Track Record

The Birmingham-based firm develops multifamily properties.

In January 2025, LIV Development paid $63.26 million for Eastside Heights at 120 South Fifth Street.

The Cleo, a 291-unit luxury apartment complex in East Nashville, sold in April 2018 for $67 million to a joint venture, according to Multi-Housing News. That outlet also noted that institutional investor The Praedium Group paid $83.3 million in December 2018 for Novel Bellevue Place, a 337-unit luxury apartment community at 8075 Sawyer Brown Road in Bellevue.

Another Middle Tennessee Build-to-Rent Project

Hoodline reported on Trinity Lane's townhome financing earlier this year, when Madison Communities secured $24.7 million to build 79 rent-only townhomes in East Nashville.

One Bellevue Place is a development in Bellevue. The Sawyer Brown Road area is also seeing residential development, including Livano Oakmont, which is expected to begin pre-leasing next summer.
