A new eight-story building planned for Chestnut Hill will bring 120 condominiums to the edge of downtown Nashville with starting prices in the high $200,000s, below the average condo sales price across Davidson County. Richland Building Partners plans to begin construction on the mixed-use project in November, with retail space on the ground floor and condos above.
According to Nashville Post, which reported the November construction timeline, the Nashville-based developer released a new rendering of the project this week. The three-parcel property covers about 0.57 acre and sits roughly three blocks from downtown's southern fringe and about three blocks northeast of Wedgewood-Houston. Richland originally reported plans for the site back in September 2025, and the company paid a collective $8.1 million for the properties, the outlet reported.
That price point stands out against the backdrop of Nashville's broader condo market. Greater Nashville Realtors reported that the average condo sales price across Davidson County hit $340,000 in the third quarter of 2026, according to Nashville Business Journal. Downtown condo prices can start in the $300,000s, while Paramount starts at $1.1 million — making Richland's high-$200,000s entry point a notable departure from the norm along the urban core's southern edge.
A Shift From Luxury Branding
The pivot toward attainable pricing marks a departure for Richland, which built its reputation on high-end residential work. The firm, whose CEO is Chris Barnhizer, is known for luxury homes and condo projects such as Athena at the Park, where completed units carried a median sales price of $1.96 million and averaged $1,216 per square foot, per Nashville Home Guru.
Design, Retail Space and Parking
Nashville-based Pfeffer Torode Architecture is serving as the project's architect, according to the same Nashville Post account. The building will include approximately 6,781 square feet of commercial space and a parking garage with about 120 spaces, per the Nashville Post report.
Land Costs and the Wider Market
The site's acquisition history traces back to a February 2026 purchase. A separate Nashville Post report detailed that Richland bought the 0.57-acre, three-parcel site at 1020–1026 Third Avenue South for $8.1 million, purchasing from sellers that included GCS Properties LLC and an LLC managed by musician Henry Rollins.
Metro Nashville's Wedgewood-Houston/Chestnut Hill Planning Study and Urban Design Overlay, adopted in 2019 and implemented in 2021, addresses transit corridors and includes objectives such as contextual infill, a greater diversity of housing in form and cost, and preservation of neighborhood character.
Richland named Brandon Johnson Director of Development & Construction. Johnson joined Richland from AJ Capital Partners, according to a prior Nashville Post personnel report. As ground-up work approaches in Chestnut Hill, the 120-unit project is planned to bring condominiums near downtown, with starting prices in the high $200,000s.
