A high-floor condominium inside Chicago's St. Regis tower that was once lined up to sell for $10 million has finally closed — for just $5.1 million. The steep gap between the two figures marks one of the more striking swings in the city's luxury condo market this year.
The sale was reported by Crain's Chicago Business, which noted the unit had previously been under contract at the $10 million price point before that deal evidently did not go through at that number. Instead, the condo ultimately changed hands at roughly half of its earlier anticipated price, according to the outlet's reporting.
Another St. Regis Sale in the Mix
The St. Regis has seen other high-dollar condo activity. In a separate transaction, a condo in the same building sold for $8.3 million.
Together, the two sales illustrate just how wide the pricing range can be for units inside one of downtown Chicago's most recognizable luxury addresses — even without a clear explanation for the gap.
What the Broader Market Data Shows
Chicago's condo market has its own benchmark for tracking price movement over time. The Federal Reserve Bank of St. Louis maintains a Condo Price Index for Chicago, Illinois, known as CHXRCNSA, which is indexed to a January 2000 baseline of 100 and is not seasonally adjusted, according to the Federal Reserve Bank of St. Louis. A July 2026 observation was 212.84725; the index is a general gauge of citywide condo pricing trends, not a measure tied to this particular sale.
That index figure alone does not show how this one St. Regis transaction compares to the broader trajectory of Chicago condo prices. The $10 million to $5.1 million swing stands on its own as a notable data point, but the full market context behind it remains unresolved.
