A small cottage on Sanchez Street in Dolores Heights just sold off market for $6 million, a price so far above San Francisco norms that it works out to roughly $10,000 per square foot. The deal closed on Oct. 16, and it instantly stands out even in a city where eye-watering real estate numbers are nothing new.

The property at 617 Sanchez St. previously traded hands for $2.5 million in 2018, according to a report from The Business Journals / San Francisco Business Times, which pegged the home at 600 square feet and calculated the new sale at roughly $10,000 a square foot. That figure would be more than double the per-square-foot price that recently set a record for a San Francisco single-family home.

There's a wrinkle in the paperwork, though. Property listing site Trulia describes the same address as an 825-square-foot, two-bedroom, one-bathroom single-family home — a notably different size than the 600 square feet cited in the sale report. Trulia's records do match on the 2018 sale price, confirming the home last changed hands for $2.5 million on July 10 of that year. The site also shows the home was briefly listed for rent at $5,995 a month in August 2025, before that listing was pulled on Aug. 25, 2025.

How It Stacks Up Against San Francisco's Real Record

Even using the more conservative $10,000-per-square-foot math from the sale report, the Sanchez Street cottage would dwarf the city's established benchmark. A Sea Cliff home at 740 El Camino del Mar sold for $20 million in late June, or $4,574 per square foot, which The San Francisco Standard reported as a new high for single-family homes in the city, according to Compass Chief Economist Mike Simonsen. The prior single-family record sat at around $3,800 per square foot, the Standard noted, while a pair of condo sales at 181 Fremont Street had come close at roughly $4,400 per square foot.

The Sanchez Street sale happened against a backdrop of unusually tight housing supply. The same report found San Francisco had just 590 active listings and 546 properties in contract over the summer, the tightest level since 2020. Listing agent Neal Ward wrote in an Instagram post that the pricing surge reflected a broader shift at the top of the market, with the spring season being the most active in years — fueled, he said, by exceptional demand across San Francisco's Northside; he declined further comment.

A Cottage With Bigger Ambitions on Paper

A site-permit document for 615 Sanchez Street described plans to add a new roof deck and an exterior spiral stair connecting the existing first-floor terrace to the second-floor terrace above.

A year later, the ambitions on paper grew considerably. Demolition permits were filed in May 2022 to replace the existing two-story single-family home with a taller single-family home plus an additional dwelling unit, according to S.F. YIMBY. That proposed new structure would span more than 4,000 square feet, including a 250-square-foot single-car garage — a dramatic leap from either size figure attached to the current cottage.

Part of a Broader Luxury Market Surge

The Sanchez Street sale lands amid a run of eye-popping San Francisco luxury transactions this year. At least 13 single-family homes sold for more than $14 million during the first five months of 2026, according to a report from Colleen Cotter / Masterpiece, which also noted the city's median home price hit a record $2.15 million in March, up 18% year over year. Luxury sales climbed 22.2% year over year that same month, far outpacing the 3.8% growth seen in non-luxury sales, per the same account.

The priciest recorded sale of the year was a 9,625-square-foot Pacific Heights home at 2830 Pacific Avenue that fetched $27.5 million at full asking price, while a Cow Hollow property at 2512 Union Street sold for $15 million after listing at $7.95 million — an 89% premium over asking.
