A 9.11-acre stretch of North Nashville off Old Buena Vista Road could soon hold 161 more apartments. Developer Elmington has submitted a final site plan for Phase 2 of Trinity Flats, proposing two four- and five-story buildings at 2608 Old Buena Vista Road, with a vote from the Metro Planning Commission expected next month.
According to CITY NOW NEXT, the property is zoned SP, and the request for final site plan approval would permit the 161 multifamily units if approved. The outlet reports the property is scheduled for the Metro Planning Commission's November 12 agenda, meaning Phase 2's fate has not yet been decided.
Trinity Flats as a whole is approved for 403 multifamily units spread across five apartment buildings, plus 24 townhomes, the report notes. Phase 1 of the project already consists of 184 units on 13.29 acres and has started taking shape, while Phase 2 would bring the newest wave of construction to the remaining 9.11 acres. The complex is designed with a mix of two-, three- and four-bedroom residences, and the overall footprint spans from the new public street Monarch Avenue to Old Buena Vista Road.
What the New Buildings Would Include
Beyond the 161 units, the Phase 2 submission outlines 211 surface parking spaces, including 39 on-street spots, along with 48 bicycle spaces, the same report states. Two new public roads connected by a roundabout are planned for the site, along with new sidewalks and landscaping throughout the community.
Tree preservation is also part of the proposal. The site would retain 357 Tree Density Units and replace another 45, bringing the total to 403 Tree Density Units once the replacements are accounted for, per the filing described by the outlet.
Part of a Bigger Push Along West Trinity Lane
Trinity Flats sits alongside two other developments, Northview and Evermere at Trinity, and together the three projects are permitted to create a combined maximum of 931 units, the report notes. Northview is an active senior community for residents 55 and older that is leasing to households earning up to 80% of Nashville's area median income. That 254-unit community, located at 876 W. Trinity Lane, is scheduled for completion in December 2026, according to Multi-Housing News.
Evermere at Trinity, meanwhile, is a 100% affordable development that will include 233 residences targeting families earning 60% of area median income, the Trinity Flats report states. Developer Dominium has described the 865 W. Trinity Lane project in similar terms, saying it will bring 233 high-quality, affordable homes to the area, according to Dominium. Not far away, another project from CET Holdings at 407 W. Trinity Lane is planned to offer 60 townhomes and 48 flats in a four-story building once finished, per the Nashville Post.
A Citywide Housing Push
The cluster of West Trinity Lane projects lands amid a broader citywide effort to add housing. Nashville's Unified Housing Strategy found the city would benefit from adding 20,000 homes affordable to households earning 60% of area median income or below over the next decade, with priority given to households earning 50% of AMI or below, according to a Metro Nashville planning document.
Metro has also been putting money behind that goal. The city approved $40.2 million through the Barnes Housing Trust Fund for projects expected to create or preserve more than 1,100 affordable homes citywide, as reported by NewsChannel 5. Since its creation, the fund has invested $224 million in affordable housing initiatives and leveraged nearly $2 billion in federal and private funding, the station reports.
For now, Trinity Flats Phase 2 remains in the approval pipeline rather than under construction. Whether the Metro Planning Commission signs off on the 161-unit plan at its November 12 meeting will determine how quickly Elmington can move forward with the two new buildings along Old Buena Vista Road.
