Five waterfront homes by Miami-based Sunland Group are nearing completion in Belmar and Belle Meade, two neighborhoods on Miami’s Upper East Side. Florida YIMBY reports that several of the residences are expected to be finished in early 2027. The projects bring high-end construction to canal-front sites in a region where official sea-level projections and neighborhood flood-risk reporting provide important context—but do not establish conditions at any individual home.

Miami-Dade County’s planning projection says sea levels are expected to be 10 to 17 inches higher by 2040 than they were in 2000. That is a countywide outlook, not a property-specific forecast. Separately, the Miami New Times reported that a Climate Central map projects flood risk for Belle Meade because of its proximity to the Little River; the report describes a neighborhood-level projection, not an assessment of the Marea homes or nearby parcels. Neither source determines the flood exposure of the five residences.

The county says municipal officials use Elevation Certificates to assess whether existing or recently completed buildings comply with federal and local elevation requirements. Its guidance does not say whether certificates have been issued for these projects. Miami-Dade also says more than $40 million is moving forward for Little River Adaptation Action Area projects, including stormwater-management and water-quality work; the county does not identify those projects as protections for the homes in this story. These public planning and infrastructure details are regional context, not evidence of a particular home’s compliance or protection.

Five homes across two neighborhoods

In Belmar, Casa Vanda is a three-story residence at 1155 NE 89th Street, on a waterfront lot of more than 9,000 square feet along a canal connected to Biscayne Bay, according to Florida YIMBY. The 4,800-square-foot home has five bedrooms, five full bathrooms and a half-bath, and carries a $10 million asking price. Miami Living Magazine reported its size and room count; Florida YIMBY said it was introduced to the market in June 2026.

The home’s design combines concrete, stone and white exterior finishes, with terraces on each level, according to Modern Luxury. Florida YIMBY also reports a rooftop terrace, swimming pool and private 50-foot boat dock. Sunland Group handled the project’s design, development and construction in-house, Modern Luxury reported.

The four Belle Meade homes make up the Marea Collection at 7707, 7711, 7717 and 7725 NE 8th Avenue. Florida YIMBY describes them as waterfront residences with roughly 50 feet of private frontage each. The collection’s official website lists Casa Vista, at 7725 NE 8th Avenue, as a 4,504-square-foot home with five bedrooms, five full bathrooms and a half-bath. e-architect reports that Casa Coral, at 7717 NE 8th Avenue, measures 4,694 square feet and has four bedrooms, five full bathrooms and a half-bath.

Casa Vista and Casa Coral were initially priced at $10 million each, according to Forbes. Their listed outdoor features include pools, terraces and rooftop spaces. The four-home collection was introduced in 2025, Florida YIMBY reported. The available reporting describes the projects’ amenities and waterfront settings but does not provide parcel-specific flood assessments or establish how the homes perform during flooding.
