Italian fitness equipment maker Technogym has signed a lease for a roughly 4,000-square-foot retail showroom at 4000 Ponce in Coral Gables, marking the brand's first foothold in the Miami area. The showroom is expected to open in 2027 inside CMC Group's nine-story mixed-use building at the intersection of Ponce de Leon Boulevard and Bird Road.

The Coral Gables location will become Technogym's third U.S. retail showroom, joining existing stores in New York City and Los Angeles, according to AthleTech News. The space is designed to let consumers experience Technogym's fitness equipment and connected wellness technologies in person, while also serving professionals working on luxury residential, hospitality and commercial projects, the outlet reports.

According to the seed report from Miami's Community Newspapers, the Coral Gables showroom will offer an immersive experience with Technogym's latest equipment and wellness technology, serving both individual clients seeking personalized home setups and industry professionals outfitting luxury properties. Technogym, founded in Italy more than four decades ago, now serves customers in more than 100 countries and supplies products to luxury hotels, residences, private clubs, professional sports organizations and Olympic training centers, per that report.

Why CMC Group Says the Fit Works

Ugo Colombo, founder of CMC Group, called Technogym a natural fit for 4000 Ponce, saying the brand's first Miami showroom adds to the property's mix of businesses and lifestyle brands, Miami's Community Newspapers reports. The building already counts Steinway & Sons, Coldwell Banker, Hemisphere Media Group, Korn Ferry, Evensky & Katz, Bagel Emporium & Grille and JetSet Pilates among its tenants, according to the same account.

4000 Ponce is described as a Mediterranean-inspired mixed-use destination that is leased nearly 90 percent, with the building sitting steps from The Shops at Merrick Park and minutes from Miracle Mile, per the report. The property also houses The Collection's flagship luxury automobile dealership, a presence confirmed separately by Community Newspapers in its coverage of a recent $5 million renovation of the nine-story property.

Office and Retail Square Footage, With a Small Discrepancy

Community Newspapers describes 4000 Ponce as featuring 150,000 square feet of Class A office space and 32,000 square feet of ground-floor retail. The property's own website lists the same 150,000 square feet of rentable office space but puts ground-level retail at 33,000 square feet, a modest discrepancy between the two sources.

Those leasing 4000 Ponce's retail and office space can reach Patton Real Estate at 786-796-1909, per the seed report. The property can also be reached through its website, www.4000ponce.com.

A Growing U.S. Push for the Italian Brand

Technogym's Coral Gables plans arrive amid a broader U.S. expansion. The company recently opened a new U.S. headquarters in Jersey City, New Jersey, and operates logistics centers across the country, according to AthleTech News. Technogym has reported U.S. turnover of $50 million, making the United States its third-largest market after the United Kingdom and Italy, per CPP-Luxury, which also notes the brand's first American showroom opened at 70 Greene Street in New York's Soho district.

On the financial side, Technogym reported first-half 2026 revenue of 493 million euros, up 7.4 percent from the prior-year period, with adjusted operating profit of 85.7 million euros at a 17.4 percent margin, according to ad-hoc-news.de. That outlet also confirmed the Coral Gables project would become Technogym's third U.S. retail showroom after New York City and Los Angeles.
