Latte Factory has opened a second coffee counter inside Grapevine Mills, placing a new storefront near international fashion retailer Primark alongside the brand's original mall kiosk. The new location, which opened on September 26, sits in Suite 341 at 3000 Grapevine Mills Parkway, while the original shop remains open in Suite 139 across from Fan Outfitters.

The expansion was first reported by Community Impact, which quoted a company representative saying demand at the original location has been strong and that expanding near Primark allows Latte Factory to serve shoppers on the opposite side of the mall. Latte Factory specializes in lattes made with locally roasted coffee, alongside matcha, tea, energy drinks, frappes, snacks and pastries, according to the same report. The company lists its full menu and locations on its website, lattefactory.net.

A Mall Big Enough for Two of the Same Shop

Grapevine Mills is no ordinary shopping center. The property spans roughly 1.8 million square feet and houses more than 180 stores and entertainment venues, making it the second-largest mall in Tarrant County, according to the City of Grapevine Economic Development office. Its scale helps explain why a shopper near one end might never pass the original Latte Factory counter during a typical visit.

Latte Factory's original Grapevine Mills location is in Suite 139. The brand describes itself as a minority- and women-owned business founded by a close-knit group of family and friends who focus on serving ethically sourced coffee.

Why Primark's Arrival Matters

The new Latte Factory counter's location near Primark is no accident. Primark leased space at Grapevine Mills as part of a major national brick-and-mortar push, drawing budget-conscious fashion shoppers who may never wander to the mall's opposite wing, as Hoodline previously reported when the retailer's arrival was first announced. Placing a second coffee counter near that anchor tenant gives Latte Factory a presence on both ends of the mall's loop rather than relying on foot traffic to funnel back toward Suite 139.

That bet looks well-timed given the mall's traffic numbers. Placer.ai location data showed Grapevine Mills recorded 821,299 visitors in November 2025, a 4.9% year-over-year increase of 38,353 visitors, with the gains driven by holiday shopping and new experiential anchor attractions, per a Community Impact report on the mall's immersive-experience tenants. Grapevine Mills and its surrounding commercial district offer shopping and entertainment.

Weekend Rushes and Tourist Dollars

For a beverage vendor, timing is everything, and Grapevine Mills runs on a weekend-heavy rhythm. Visitor traffic in the city's Destination Entertainment District is heavily concentrated on Saturdays and Sundays, with 59.9% of total visits falling on the weekend and the district’s external visitor population holding around 9,000 from 1 p.m. to 6 p.m., the same Choose Grapevine data shows.

International tourists add another layer of demand. The mall sits just two miles from Dallas/Fort Worth International Airport, and in September 2025 it launched an on-site TaxFree Shopping refund kiosk that processes sales tax refunds for international visitors in 10 to 15 minutes, according to the City of Grapevine Economic Development office. International visitors can use the kiosk to process sales tax refunds.

Running a mall coffee counter can bring cost pressures of its own, particularly during high-volume weekend rushes. Latte Factory's second Grapevine Mills storefront joins a steady churn of retail activity at the property, which recently saw Flip Flop Shops open its own second Texas store inside the mall.
