Leyden Senior Apartments, at 2506 N. Mannheim Road in Franklin Park, has 80 homes: 72 one-bedroom apartments and eight two-bedroom apartments. The residences are intended for people 62 or older with incomes no higher than 60% of area median income, according to Evergreen Real Estate Group’s project announcement. Local officials and construction partners attended the ribbon-cutting on October 28, Yield PRO reported.

Eligibility and neighborhood access

The building is across from Leyden Township Hall and near the Franklin Park Public Library, Jewel-Osco and businesses around Mannheim Road and Grand Avenue. Bus routes serve the area, and the Franklin Park Metra station is a short drive away, according to Yield PRO.

Leyden Apartments LP owns the property. Evergreen Real Estate Group developed the apartments and adjacent senior center and is handling leasing and property management, Yield PRO reported. The apartments include a community room with a kitchen, fitness room, lounge areas, laundry rooms on each floor, a patio and resident parking; Weese Langley Klein Architects designed the building, and F.H. Paschen managed construction, according to the outlet.

Construction, funding and the neighboring center

Construction began in April 2025, according to Chicago Construction News. Yield PRO reported that the project’s funding partners include the Illinois Housing Development Authority, Bank of America, KeyBanc Capital Markets, Hudson Housing Capital, Leyden Township and the Cook County Department of Planning and Development. The outlet also reported that support covered site preparation and utility connections.

The adjacent Carl Fiorito Senior Center, owned by Leyden Township, was scheduled to open in November 2026 and is intended to serve the wider community with programs and services for older residents. Yield PRO described the apartment-and-center development as part of the township’s Moving Mannheim Forward initiative to revitalize the Mannheim Road corridor.
