Fidelity Investments is about to get a very fit neighbor inside its own building. Life Time, the Minnesota-based high-end fitness-club and spa chain, has signed a lease for 45,000 square feet at Commonwealth Pier in Boston's Seaport, where it will open a club alongside Fidelity's new headquarters in 2027.

The deal is with Pembroke, Fidelity's real estate investment affiliate, which is redeveloping the century-old pier into the financial giant's new corporate home. As The Boston Globe reports, the gym will sit primarily on the building's third floor, with additional space spilling onto the first and second floors and its own street entrance off Seaport Boulevard.

One amenity won't make the cut: there will be no swimming pool, according to the same Globe report. What the club will have, per Life Time, are waterfront views out over Boston Harbor.

A Year of Negotiating for Harbor-Front Real Estate

The scale of what they're moving into is considerable: Architect Magazine describes Commonwealth Pier as a 705,000-square-foot adaptive-reuse project built on the site of the former Seaport World Trade Center, which was built more than 100 years ago and was once the largest of its kind.

Pembroke's redevelopment isn't just cosmetic. Architect Magazine describes the overhaul as incorporating resilience and sustainability strategies and targeting LEED Gold certification, with a public waterfront plaza and an expanded Harborwalk — details that speak to the complexity of retrofitting century-old pilings for a modern gym's dynamic loads and wet amenities, even without a pool in the mix.

Membership Open to the Public, Starting at $369 a Month

Life Time says it will open the club to the public. Boston-area membership is expected to run $369 per month. That built-in customer base matters in a Boston office market where nearly a quarter of all space sat vacant in early 2026, a dynamic CoStar News has tied to landlords leaning on high-end wellness amenities to lure corporate tenants back.

The pier is also shaping up as something of a food-and-fitness destination. Hoodline previously reported that Danny Meyer's Union Square Hospitality Group restaurants Ci Siamo and Daily Provisions were slated to open at Commonwealth Pier, as part of Pembroke's push to turn the redeveloped pier into a regional waterfront draw.

Boston Is Already Life Time's Eighth Club in the Region

This isn't Life Time's first Massachusetts rodeo. The chain opened Life Time Westwood in 2015, and it didn't enter Boston proper until last year, when it opened inside BXP's Prudential Center in Back Bay — a 60,000-square-foot urban club that Athletech News reported was its first downtown Boston destination. With Commonwealth Pier, Life Time will have eight clubs in and around Boston.

The Prudential Center club gave a preview of what Fidelity employees and Seaport locals might expect. A Boston Uncovered report on that Back Bay location described more than 110 weekly boutique classes, coworking lounges, cold plunge suites, and LifeCafe + Bar serving shakes, smoothies, snacks, and cocktails, alongside standard fitness floors.
