A 25-story tower rising at the southeast corner of 18th Avenue North and Hayes Street in Midtown Nashville just got a fresh round of publicity, as its developer released new renderings of seven penthouse units perched near the top of the building. Voce Hotel and Residences, which combines condos with an on-site hotel rental program, has already pre-sold roughly 60 percent of its released residential units, with prices ranging from the high $600,000s to $4.3 million for those top-floor penthouses.

The renderings came from Vastland Company, the Nashville-based developer behind the project, which said in a statement that it was excited to share the latest penthouse views, according to Nashville Post. Vastland is currently preparing to pour concrete for the tower's fifth level, the outlet reports, with residences on levels 15 through 22 and two-bedroom condos priced from $1.26 million. The building will offer studio, one-, two- and three-bedroom condominiums, located one block west of the two-tower Broadwest development.

A Condo-Hotel Hybrid With a Regulatory Workaround

What sets Voce apart from a typical luxury condo tower is its lodging classification. The project operates under a commercial-lodging designation rather than Metro Nashville's Non-Owner-Occupied or Owner-Occupied Short-Term Rental permit frameworks, according to Grant Hammond. That classification lets condo owners enter an on-site, turnkey nightly rental program without navigating Metro's typically restrictive rules on standalone non-owner-occupied Airbnb permits.

Owners who opt into that hotel model get a choice of two furnished designs, per the same Nashville Post report. High-end furnishings brand RH, known as Restoration Hardware, has designed and furnished Voce's residences and offers a turnkey RH furniture package, allowing hotel-model owners to generate rental income without managing their own interior design, according to information published on the Voce Hotel and Residences website.

Inside the Tower's Layout and Amenities

The building includes 192 for-sale condo residences on levels 15 through 24 and 116 dedicated all-suite hotel rooms on lower floors, according to Construct Connect. Vastland describes the finished structure as a high-end building with luxury features, including ground-floor retail and a mix of office space the Nashville Post pegs at about 60,000 square feet, while separate reporting from Grant Hammond puts the office component at 60,000 square feet; ConstructConnect and CSDG report 12,000 square feet of retail.

Resort-style amenities are concentrated on the 25th floor, where amenities include a rooftop pool, wellness and fitness centers, a spa, and pet amenities, according to CSDG, the Nashville-based firm managing civil engineering for the site. The Nashville Post describes about 45,000 square feet of indoor and outdoor amenity space, much of it on the 10th floor, along with rooftop and meeting space, while CSDG's figures place the building's total amenity footprint between 40,000 and 45,000 square feet. The site also includes a 259,000-square-foot structured parking garage with 705 vehicle spaces, per CSDG.

Financing, Delays and a Shifting Construction Timeline

The project's financing runs through Peachtree Group, an Atlanta-based investment firm that provided a $130 million construction loan for Voce, a deal Vastland announced in December 2025, the Nashville Post reports. Peachtree has executed $13.9 billion in real estate investment deals overall and was ranked the seventh-largest hotel lender in the U.S. by the Mortgage Bankers Association, according to the same report.

Construction on Voce has not followed a straight line. The project previously had an anticipated start date of spring 2024, was then rescheduled to begin in September 2024, and was ultimately delayed for undisclosed reasons, the Nashville Post notes. The Nashville Post identifies Birmingham-based BL Harbert International as the general contractor. The building's architect is The Preston Partnership, an Atlanta-based firm, per the Nashville Post. Delivery is targeted for fall 2027.

Vastland's Track Record and the Midtown Building Boom

Vastland Company was founded in 1995 and has developed more than $2.5 billion in real estate value across Middle Tennessee, spanning over 6,000 homesites and 1 million square feet of commercial space, according to the company's own team page. Mack McClung, Vastland president, speaking on behalf of the development, said the residences capture a unique combination of ownership, design excellence and hospitality, the Nashville Post reports. Upon completion, the Voce project could represent approximately $350 million in total unit sales, as previously reported by the outlet.

The Nashville Business Journal reported that three Midtown projects received construction permits. Questions remain about how Vastland will lease the project's sizable office component and whether Voce's hybrid legal structure could prompt Metro Nashville to revisit zoning policy around condo-hotels more broadly.
