Crews broke ground on a new 42-unit mixed-income apartment development in Pagedale, adding fresh housing stock to a North St. Louis County community that's been steadily rebuilding for more than a decade. The project, officially named Residences at The Page II, sits at 6712 Page Avenue and is being developed by the community nonprofit Beyond Housing Inc.

As reported by KSDK, the groundbreaking marks the latest step in a mixed-income housing push for the 42-unit project. The planned building will include two- and three-bedroom apartments, with rents starting just over $600.

Beyond Housing was set to break ground on 36 additional new homes near The Page town center.

Part Of A Decade-Long Rebuilding Effort

Residences at The Page II fits inside Beyond Housing's broader 24:1 Initiative, a partnership launched in 2010 within the Normandy Schools Collaborative footprint. The nonprofit says the initiative has directed more than $175 million into community investments since its launch, including 100 new homes built and hundreds more rehabbed in Pagedale alone, according to Beyond Housing.

That long-term investment appears to be reshaping the numbers on the ground. Residential property sales per square foot in Pagedale jumped 338% between 2013 and 2022, climbing from $12 per square foot to $56 per square foot, based on MLS data the nonprofit cited in 2023. Over roughly the same period, total crime in Pagedale fell 42%, from 1,435 incidents in 2013 to 827 in 2022.

Beyond Housing isn't the only developer betting on the area. Homebuilder McBride Homes announced a separate $52 million initiative in February 2026 to build 178 single-family and attached homes across North St. Louis County, including sites in Pagedale and nearby Lulu Heights, as Hoodline previously reported. Further along I-70, developers broke ground on the 60-unit University Crossing mixed-income transit-oriented housing development, slated for completion in 2026 to supply workforce housing near regional transit links, according to the Business Journals.

Taken together, the projects point to a broader wave of workforce and affordable housing production spreading across North St. Louis County. For Pagedale specifically, Residences at The Page II represents another concrete step in a rebuilding effort that's been underway since 2010, with construction timelines and tenant income-qualification details still to be finalized as the project moves forward.
