A San Francisco real estate investment firm has made its first move into the Knoxville market, closing on a 300-unit apartment community in Alcoa, Tennessee. Hamilton Zanze sponsored the purchase of Vital at Springbrook, a Class A garden-style property within the Springbrook Farm mixed-use development, with the deal closing on October 27.
A New Market for a Growing Portfolio
According to Yield PRO, Hamilton Zanze is a private, San Francisco-based real estate investment firm, and the Vital at Springbrook deal represents the company's fourth sponsored acquisition of 2026. As reported by financialcontent.com, the firm has completed $14.8 billion in total multifamily transaction volume since its founding in 2001, with a current portfolio spanning 87 ventures and 24,936 units across 29 markets nationwide.
Mission Rock Residential, an affiliate of Hamilton Zanze, has assumed management of the community, the same report notes. Vital at Springbrook joins 14 other Hamilton Zanze communities across Nashville, Clarksville and Chattanooga, which together total 3,451 units, per the outlet's reporting — making this the company's first foray into the Knoxville metropolitan statistical area.
Inside the 300-Unit Community
Completed in 2024, Vital at Springbrook spans two four-story buildings and sits on 9.75 acres within Springbrook Farms, a master-planned, mixed-use development in the Maryville-Alcoa submarket of Blount County, according to the same account. The property offers studio, one-bedroom and two-bedroom homes across 25 floor plans, with units ranging from 570 square feet up to as large as 1,375 square feet by one account and 1,336 square feet by another — Yield PRO and the einpresswire.com announcement differ on the exact figure — averaging 846 square feet overall.
Homes feature granite countertops, stainless-steel appliances, white shaker-style cabinetry, kitchen islands, wood-style plank flooring, full-size washers and dryers, walk-in closets, and private balconies or patios, per Yield PRO's reporting. The community includes an 8,700-square-foot clubhouse with a lounge, coffee bar and billiards, plus a fitness center, golf simulator, dog wash stations and car wash stations. Residents also have access to a resort-style pool with cabanas and grilling stations, and the property is described as the only elevator-served community with air-conditioned corridors in the Maryville/Alcoa submarket.
Sources also disagree on the property's exact street address — financialcontent.com lists it at 1607 Centennial Park Blvd., while stonerivercompany.com lists it at 1605 Centennial Park Boulevard — though both place it within the same Alcoa development. StoneRiver Company developed the property through a joint venture with Bluedog Capital Partners, and the firm says it has acquired and developed more than 6,800 apartment units representing approximately $1.1 billion in total multifamily investment value.
Why Alcoa Caught Hamilton Zanze's Eye
David Nelson, president and chief investment officer at Hamilton Zanze, said Knoxville is a natural next step and the firm looks forward to growing its presence there, according to Yield PRO. Nelson added that the acquisition marks the company's first investment in the Knoxville MSA, and that Alcoa offers a deep employment base, highly rated schools and limited new supply. He also said the surrounding master-planned community's continued build-out is bringing retail and employment directly to the property's doorstep.
Hamilton Zanze shares regional vendors and staff with its Chattanooga and Nashville properties, the outlet reports. Vital at Springbrook is near Fort Loudoun Lake, the Maryville-Alcoa Greenway and downtown Knoxville's Market Square district, and Alcoa and Maryville serve as a gateway to Great Smoky Mountains National Park — the most visited national park in the United States.
A Fast-Growing Blount County Submarket
The apartment complex cost $45 million to develop, with monthly rents originally ranging from $1,360 to $2,300 depending on the floor plan, according to Knox News. Springbrook Farm itself is a 360-acre development transforming the area with restaurants, a hotel, community parks and more, the paper reported in March 2024.
Alcoa's growth has been notable in recent years. The city has grown from about 12,000 residents to roughly 15,000 over the past six years, Vice Mayor Tracey Cooper told WATE, describing the Springbrook Farm area as becoming a hub for residential, retail, dining and commercial businesses. Nearby investment has included Amazon's $200 million Alcoa fulfillment center and Smith & Wesson's new $125 million headquarters in Maryville, according to a Cushman & Wakefield listing.
Broader market data suggests Hamilton Zanze is entering at a moment of mixed signals for Knoxville multifamily housing. Average advertised asking rents rose 0.2% on a trailing three-month basis to $1,502 in July 2026, even as they declined 1.1% year over year, per the Yardi Matrix Knoxville Multifamily Market Report. The same report found occupancy in stabilized properties fell 150 basis points year over year to 94.4% in June 2026, while developers delivered 886 units through July with another 3,641 units underway — even as multifamily starts fell 53.5% from the same period in 2025.
