A 192-unit apartment community in Chesterfield has a new owner and a new name. Timberland Partners has acquired the former ReNew Chesterfield property and rebranded it Linden Ridge, adding another Missouri asset to a multifamily buying spree that has defined the company's 2026.

The deal, first reported by REBusinessOnline, marks Timberland's fourth multifamily acquisition of the year. It also pushes the company's St. Louis-area footprint to 3,346 units spread across 13 apartment communities, cementing its position as one of the more active multifamily buyers in the region this year.

Linden Ridge sits in Chesterfield, a St. Louis suburb, and was originally built in 1984. The property features one- and two-bedroom units along with recently upgraded amenities, according to REBusinessOnline's reporting. Timberland has said it plans to invest further in the property, including improvements to unit interiors, though the company has not detailed a renovation budget or timeline.

A Neighbor Timberland Already Knows Well

Linden Ridge is adjacent to Willowbend Apartments, another property owned and operated by Timberland, per the same REBusinessOnline report. Willowbend's own marketing describes a pet-friendly community of one- and two-bedroom apartments and townhomes set on a 22-acre wooded property near Highway 141 and I-64, with amenities including a fitness center, lighted tennis, pickleball and basketball courts, an outdoor pool with a hot tub, and a clubhouse business center, according to Willowbend Apartments' website.

The newly rechristened Linden Ridge markets itself similarly as a pet-friendly option, with fully equipped kitchens, open-concept layouts, generous closets, and washer-and-dryer connections, the property's own site states. Community amenities listed include grills, a fenced-in dog park, and covered parking, and the complex sits off Clayton Road within reach of shops, restaurants, and entertainment venues, as well as major regional employers like Bayer, Ascension Health, Mastercard, and Reinsurance Group of America, according to Linden Ridge's marketing site.

Separate leasing materials for the property list a two-bedroom floor plan, along with select homes featuring formal dining spaces, open living areas, sunrooms, and private outdoor living areas, per Linden Ridge's available-units listings.

Why Investors Are Circling St. Louis Apartments

The Linden Ridge deal lands amid a broader uptick in St. Louis multifamily investment activity. Combined Class B and Class C rents in the metro rose 2.5% year over year in the first quarter of 2026, while net absorption totaled approximately 1,500 units over the preceding 12 months, according to a report from NorthMarq. The firm also noted that roughly 1,200 units are forecast for delivery across the metro in 2026, a total that would fall nearly 60% short of the trailing five-year average, which is helping push the region's transaction count back toward its normal range after a slower 2025.

Sale prices have climbed alongside that activity. The median St. Louis multifamily sale price jumped 23% to $207,900 per unit in the first quarter of 2026, NorthMarq's data shows, while Class B assets accounted for 70% of all transactions during that span and average capitalization rates held at 6.5%. A separate NorthMarq report on third-quarter conditions found the metro's vacancy rate edged lower and has stayed in a narrow 6.0% to 6.3% band since the start of 2024, with asking rents continuing to tick up on gains recorded earlier in the year.

That same report pointed to robust absorption through 2025 as a key factor keeping the market stable even as deliveries remained elevated relative to long-term norms. Looking ahead, rent growth is projected to settle back to roughly 3.5% annually as construction activity slows, with vacancy expected to hold near 6.0% in the near term.

No purchase price, financing terms, or seller has been disclosed for the Linden Ridge transaction. As with any change in ownership, valuation and property-tax matters for the Chesterfield site would ultimately fall under the purview of the St. Louis County Assessor's Office, which is responsible for valuing real estate and personal property throughout the county.
