As REBusinessOnline reported, Terra signed Walmart to the 40,344-square-foot retail lease at the development, which the company describes as a lifestyle-driven retail destination at its own project page.

Doral Atrium is already 95 percent leased, with only 8,000 square feet of retail space still up for grabs, the outlet’s report notes. Committed tenants at the center include PNC Bank, Bonchon Chicken, Sushi Mas, Tremble Pilates and The Good Feet Store. Jonathan Carter and Pablo Camposano of Colliers are handling the leasing assignment for the property, per the same account.

A Smaller-Format Store for a Growing Suburb

The incoming store will follow Walmart’s Neighborhood Market format, which is smaller than a full Walmart Supercenter but still carries groceries, household goods, health and beauty products, pet supplies and an in-store pharmacy. Doral, a western suburb of Miami, has grown to more than 87,000 residents, according to the report.

It’s not Walmart’s first foothold in the area. The retailer already owns a 287,500-square-foot retail center at 8651 Northwest 13th Terrace in Doral, where one of its supercenters anchors the plaza, the article notes. The new Neighborhood Market would give Walmart a second, smaller-format presence just miles away inside a very different kind of development — one built around multifamily living and lifestyle retail rather than a standalone big-box plaza.

Part of a Broader Florida Push

The Doral lease fits into a larger pattern for the retailer. Walmart is expanding its Neighborhood Market stores across the state as it looks to bring grocery, pharmacy and digital services closer to where customers live, according to a Tampa Bay Business Journal report. New Neighborhood Markets are also coming to Ocoee and The Villages in Central Florida, as the Orlando Business Journal reported over the summer, part of a statewide investment that has topped $1.5 billion in Florida stores over the past five years.

From Half-Empty to Nearly Full

Doral Atrium’s turnaround has been notable. When Terra finished construction on the 78,000-square-foot retail complex in October 2023, the project was only 65 percent occupied, with roughly 28,000 square feet still available, according to a Florida YIMBY report from that time. That same report noted Terra had just signed a 1,480-square-foot lease with Tremble Pilates Studio, one of the tenants now listed among Doral Atrium’s committed roster.

Terra’s plans for the site extend beyond retail. The developer’s own project materials describe Doral Atrium as ultimately including approximately 350 multifamily units alongside its commercial space. Doral is one mile from Miami International Airport and twelve miles from Downtown Miami. With Walmart now locked in as its anchor, the project adds a major grocery option to a corridor already dense with residential and employment growth.
