
A 201-room hotel from New York hotelier Sean MacPherson and BD Hotels is set to open later this month at 1135 North Railroad Avenue in West Palm Beach, bringing a slice of downtown Manhattan hospitality to South Florida. The Nora Hotel anchors a 40-acre development known as the NORA District, and it marks the first time MacPherson and BD Hotels have taken on a major project outside New York City.
According to hotelsmag.com, the hotel is a member of Leading Hotels of the World and anchors the district by the same name. The project was developed with NDT Development, Place Projects and Wheelock Street Capital, a collaboration that hotelsmag.com reports also includes BD Hotels itself on the broader 40-acre buildout. New York-based GACHOT handled the interiors, drawing inspiration from Palm Beach's Spanish Colonial Revival style and early 20th-century Mediterranean architecture, according to Time Out. Separately, hospitalitydesign.com reports that Stantec led the architecture and that the design nods to the legacy of 20th-century architect Addison Mizner.
Reports differ on exactly when the doors will open. Hotelsmag.com's October coverage says the property will open later this month, while an earlier piece from the same outlet had cited an August opening, and hospitalitydesign.com has described the timeline as fourth-quarter 2026. A separate search snippet attributed to hotelsmag.com pointed to October 19, and Time Out reported the same October 19 date, with rooms listed as bookable for October starting at $395 a night.
Inside the 201 Rooms, From Suites to Accessible Units
The hotel's 201 guest rooms include ADA-accessible rooms, one-bedroom suites and an executive suite, per hotelsmag.com's reporting. Time Out describes the aesthetic as bright exteriors paired with moodier interiors, featuring pecky cypress, custom furniture and antiques throughout the property. A rooftop pool rounds out the guest experience, surrounded by pink lounge chairs, cabanas, umbrellas and palm trees, according to Time Out.
Stephen Starr and a Parisian Brasserie Anchor the Ground Floor
Food and drink at the Nora carries plenty of star power. Restaurateur Stephen Starr oversees culinary programming through STARR Restaurants, with Jack's Bar and Pastis occupying the hotel's ground floor, the report notes. Jack's Bar channels the retro mid-century glamour of John F. Kennedy and Camelot, per Time Out, while Pastis serves a Parisian-inspired menu as a brasserie in the same space.
Up top, Lillys serves as the hotel's rooftop restaurant, cocktail lounge and pool deck from Mama Hospitality, divided into three areas — Lillys Pool, Bar Lilly and Cafe Lilly, as the report notes. Time Out adds that Lillys will host live music, special events and programming spanning food, fashion, art and culture.
Florida's First Sisley Spa Opens Inside the Hotel
The Nora will also house Florida's first Sisley Spa, a 4,000-square-foot wellness space with four private treatment rooms, a co-ed steam room, locker rooms, a spa lounge and an outdoor terrace, the hotel's own materials indicate per hotelsmag.com. The spa will offer massages, facials and body scrubs using Sisley Paris products, according to Time Out's reporting.
Guests won't need to venture far for more. The hotel sits steps from the NORA District's growing roster of shops, restaurants, bars, art galleries, fitness studios and year-round cultural programming, the report notes. That district buildout is expected to cost more than $1 billion in total, and its first phase alone includes more than 150,000 square feet of adaptive reuse and new construction, including 55,000 square feet of Class-A office space and ground-floor retail, according to Florida YIMBY.
Conflicting Details From Groundbreaking to Square Footage
Not every detail about the project lines up cleanly across coverage. Florida YIMBY's construction reporting identified the address as 1021 North Railroad Avenue, while hotelsmag.com's more recent opening coverage lists 1135 North Railroad Avenue. The outlet's earlier reporting also described the hotel as approximately 150,000 square feet and just south of $200 million, whereas Florida YIMBY's construction coverage put the building at 215,000 square feet across five stories with 201 guest rooms and a parking garage.
New York Roots and a Northeast Migration Wave
BD Hotels brings a recognizable pedigree to the project. The company's New York portfolio includes Hotel Chelsea, the Bowery and the Jane, according to hospitalitydesign.com, and Modern Luxury reports that the team behind the Nora includes Richard Born, Ira Drukier and Sean MacPherson — the same trio connected to NYC fixtures the Bowery, the Mercer and the Greenwich. BD Hotels has pointed to an enormous migration from the Northeast, particularly New York, into the West Palm Beach area as part of its rationale for the expansion, per hotelsmag.com's earlier reporting.
That bet lines up with broader tourism momentum in the region. The Palm Beaches welcomed 6.09 million visitors in the first half of 2026, a 6.4% increase over the same period the year before, according to WPTV. Room-night revenue grew 11% to $918 million during that stretch, with hotels averaging 77% occupancy, and the station reports that tourism generates an estimated $11.6 billion in annual economic impact for the area while supporting nearly 95,000 local jobs. Canadian visitation to the Palm Beaches also rose almost 2% in the first half of the year even as Canadian tourism across Florida overall declined by almost 14%, the station reports, with September forecast to see a 15% jump in lodging demand following gains in July and August.
