A vacant five-story building that once housed Kindred Hospital on North Sheridan Road in Edgewater could soon become a 59-unit residential development, with private balconies, a rooftop deck and a parking garage tucked behind the structure. The hospital closed in 2024, leaving the site at 6124-6144 North Sheridan Road empty ever since.
The proposal comes from Kora Development LLC, with Hanna Architects handling the design, according to Chicago YIMBY. The site sits between West Granville Avenue and West Glenlake Avenue, and the five-story building would hold units ranging from 1,050 to 2,600 square feet in two-, three- and four-bedroom layouts. Ground-floor units would front the street with their own private entrances, while a 59-vehicle parking garage accessed from the alley would serve residents.
Zoning Allows for Even More Density
The site is actually zoned for more than 80 units, meaning the 59-unit proposal comes in under what the parcel could technically support, per the outlet's report. Because the property falls within the Lakefront Protection Ordinance area, the project needs Plan Commission approval before it can move forward — approval the developers were seeking later in November 2026, according to the same report. No construction timeline has been revealed for the project, and it remains unclear whether that Plan Commission review has concluded.
Edgewater's Sheridan Road Corridor Is Already Transforming
This wouldn't be the only new residential project reshaping this stretch of Sheridan Road. Just down the block, construction at 6150 North Sheridan Road had reached its second level as of late October, the outlet's construction update noted. That five-story building is slated to bring 40 condos to the neighborhood, expected to be a mix of two-, three- and four-bedroom units, and it's also rising on a former hospital parking lot. The Chicago Plan Commission approved that project back in November 2025, though as of late October no completion date had been announced for the condos.
A separate 40-apartment building was also approved for 6146-58 North Sheridan Road, according to Block Club Chicago. That project, approved by the city commission on November 20, 2025, calls for 40 underground parking spots and a rooftop deck of its own on what had been part of the former Kindred Hospital parking lot. Together, the three projects point to a wave of new housing replacing the hospital campus and its surrounding lots along this section of Edgewater.
