A major Wall Street lender has placed a $310 million bet on one of downtown Nashville's most ambitious riverfront projects. Blackstone Real Estate Debt Strategies provided the financing against the Peabody Union mixed-use development in the city's South Bank district, with the loan carrying a three-year term.

The financing was reported by Commercial Real Estate Direct, which confirmed Blackstone's role in backing the property along the Cumberland River. Peabody Union sits in a corridor developers and city planners have been pitching as the next frontier of downtown growth, right across the water from Nashville's honky-tonk core.

A Riverfront Development With Housing, Offices and Retail

Turner, the construction firm behind the project, describes Peabody Union as a $284 million, 1.2-million-square-foot mixed-use development along the Cumberland River, according to a press release from HOCHTIEF. That figure stands in contrast to a separate description from Yield PRO, which characterizes Peabody Union as a 665,000-square-foot mixed-use development. The available reporting does not explain the gap between the two figures.

What is consistent across accounts is the mix of uses packed onto the site. The development includes a 27-story residential tower with 355 apartment homes, per the HOCHTIEF release, though a separate 2024 report from Multi-Housing News had earlier described the same tower as a 354-unit building, a one-unit discrepancy that remains unresolved. Rounding out the project is a six-story Class-A office building with a green roof, connected to a two-acre public commons, alongside 50,000 square feet of retail and dining space and a 1,050-space underground garage, all detailed in the HOCHTIEF release.

Bluff Landing Brings the Riverfront Into the Project

Peabody Union's design leans heavily on its waterfront setting. Bluff Landing, described in the HOCHTIEF release as a one-acre riverfront park with trails, lawns, and an observation deck, links directly into the Cumberland River Greenway. Developers invested $3 million into that stretch of public infrastructure, according to WSMV, which covered the greenway's reopening after the redevelopment work wrapped.

The project has also picked up industry recognition. Peabody Union received an Award of Merit in the Office/Retail/Mixed-use category of Engineering News-Record's 2026 Texas and Southeast Best Projects program, a distinction noted in a report from Engineering News-Record.

Part of a Broader Construction Wave

The new financing lands amid a historic stretch of apartment building in Nashville. As of April, the city had more than 29,000 multifamily units under construction with another 63,000 in planning and permitting stages, according to Yardi Matrix data cited by Multi-Housing News. That pace follows a 2023 in which Nashville developers broke ground on 12,000 units and delivered 10,000 more, the same outlet reported.

Peabody Union itself has a financing history that predates this latest loan. Wells Fargo originated a $247 million construction loan for the project back in 2022, with that note set to mature in June of this year, according to Davidson County records cited by Multi-Housing News. The site traces back to a March 2022 land purchase, when the development team bought the 4.6-acre Rolling Mill Hill property for $16 million, the outlet reported.
