One of the last open commercial parcels in Gilbert's Morrison Ranch master-planned community is being transformed into a retail and service hub anchored by a roughly 41,000-square-foot Mountainside Fitness. The project, called Parkview at Morrison Ranch, sits at the northeast corner of Higley and Warner roads and will also bring a Chipotle, a Black Rock Coffee, and additional retail and service space to the site.

Evergreen Development Company is building the center through a joint venture with members of the Morrison family, according to a Send2Press release. The release describes Parkview as one of the final remaining commercial parcels within Morrison Ranch, a community that began as a cattle ranch and cotton farm before becoming one of Gilbert's signature residential developments, as azcentral.com has reported.

Evergreen's own project listing frames Parkview as a fitness-anchored shopping center in what it calls the highly coveted Morrison Ranch master-planned community, with Mountainside Fitness as the high-volume anchor tenant. The developer notes that nearly 1,000 multifamily units are planned within a half-mile of the site, a detail that points to the residential density expected to feed the new center.

What's Planned for the Site

Local coverage from yourvalley.net describes Parkview at Morrison Ranch as an 80,864-square-foot retail project spread across 11 buildings and 12 lots. The outlet reports the plan calls for 492 parking spaces and 217,179 square feet of landscape coverage, and notes that the Gilbert Planning Commission recently discussed the project's site plan request.

The publication also reports that the project site consists of 5.86 acres of commercial land owned by Howard Morrison of the J & M Land and Investment Company, while the Send2Press release describes the broader development as approximately 15 acres with completion targeted for fall 2026. The available reporting does not explain the gap between those two acreage figures.

Sitework on the project began in November, with vertical construction starting in February 2026, per the same Send2Press account. A separate report from Phoenix Business Journal, written by Helena Wegner, describes a developer working with the Morrison family on a 16-acre mixed-use commercial project within the Gilbert community and says planning staff raised concerns over parking and access.

Morrison Ranch's Final Commercial Pieces

Morrison Ranch is not yet fully built out, and the Parkview project is one piece of ongoing development across the community, according to azcentral.com. Elsewhere in Morrison Ranch, a 311-acre master-planned area known as The Ranch sold for $107.5 million last August, the outlet reported, underscoring the scale of investment still flowing into the community even as its open land shrinks.

Parkview is not the only commercial project filling in Morrison Ranch's remaining parcels. The Morrison Ranch Commercial Center, a separate site of more than 20 acres at the northwest corner of Power and Elliot roads, is being developed by Barclay Group and was planned to include a Fry's Food Stores location, according to abc15.com.

Together, the two projects mark some of the last large-scale commercial buildouts inside a community that has spent years transitioning from farmland to a dense mix of homes, shops and gyms. For Gilbert residents near Higley and Warner roads, the fall 2026 completion target means a new gym, a Chipotle and a coffee stop could be open within the year, though the developer has not detailed lease status for the remaining retail and service pads.
