A developer is planning a nearly 1.3 million-square-foot warehouse on a 74-acre site southwest of Chicago, adding another massive project to an industrial pipeline that keeps growing in Joliet, Illinois. Logistics Property Company's planned facility at 23960 South Houbolt Road would total 1,279,700 square feet.

The project adds to an already expanding development pipeline near Chicago, as CoStar News reported Tuesday. Logistics Property Company closed on the 74-acre site, according to a report from REJournals, which described the parcel as part of the company's growing Midwest portfolio of 6.7 million square feet owned and under development. The property sits in unincorporated Will County and has been used for agricultural purposes, per Patch's reporting from September.

Logistics Property Company's Houbolt Road site is planned to begin construction in spring 2027, with delivery expected in spring 2028.

Zoning Requests and a September Review

Back in September, Patch reported that LPC Acquisition Company, LLC was identified as the contract purchaser from the Stepan Company, and that the petitioner had submitted a request to annex the subject property to the City of Joliet with a proposed zoning classification of light industrial. The filing also sought zoning variations tied to semi-trailer parking and landscaping, including a variation to waive the requirement for parkway trees, according to the same report.

Joliet's zoning board and planning commission were scheduled to hold meetings at 2 and 4 p.m. that Thursday to review the annexation plans, Patch reported at the time.

Once built, the facility would include 229 dock doors and four drive-in doors, along with 460 auto parking spaces and 334 trailer parking spaces, according to specifications listed on Logistics Property Company's project page.

Joliet's Industrial Market

The Houbolt Road project adds to industrial development in Joliet.

Earlier in the year, JLL reported that Chicago industrial vacancy stood at 4.5% in the second quarter, with leasing of 10.6 million square feet marking the fourth consecutive quarter above the 10-million-square-foot threshold. Speculative construction starts hit 2.0 million square feet that quarter, the largest volume since the third quarter of 2024, with more than 14 million square feet moving through the development pipeline and nearly a third of it already preleased.

Industrial Development in Joliet

Joliet is slated for further industrial development, including the planned Houbolt Road warehouse.

Other recent regional leases reflect the same momentum. KeHe Distributors signed for 1.2 million square feet of speculative development at Cherry Hill Business Park in Joliet, while Hyundai Translead secured a 906,500-square-foot manufacturing facility at Clarius Park Joliet, both per JLL's market data.
