Tony Giarratana is no longer seeking to sell units in his 38-story Prime tower as condos. The Nashville developer said the company began presale efforts roughly 15 months ago, hoping to convert the downtown high-rise from rental apartments into for-purchase units.

Prime Condo Sales End

As reported by Nashville Post, Giarratana is no longer seeking to sell units at Prime as condominiums.

Pre-leasing at Prime began, and efforts to sell units as condos have ended.

Prime's Location and Structure

Prime is a 38-story tower on Church Street in downtown Nashville and is open, according to bizjournals.com.

Plans call for 12 two-level townhomes. A Zillow listing for Prime showed 18 units available, though its date is unclear.

Prime's Earlier Leasing Shift

A July 2025 report from bizjournals.com said Giarratana had stopped all leasing at the tower at that time and was putting hundreds of luxury units on the market for sale. Giarratana also owns Paramount, a 60-story residential tower.

A Downtown Market Still Working Through a Building Boom

Prime's about-face lands in a downtown Nashville rental market that remains oversupplied. Northmarq reported that downtown multifamily vacancy stood at 9.4% as deliveries continued to outpace absorption, even as the firm forecast citywide vacancy would hold flat at 8.5% with deliveries and absorption expected to run closer to parity. The same Northmarq report found that rents declined modestly for a second consecutive quarter, with the softness concentrated in Class B and Class C properties while Class A rents held up better.
