Ytech has unveiled plans for 75 Broadway, a 52-story luxury condominium tower in Brickell that will hold just 106 homes, including seven penthouses, with prices starting at $3 million and completion expected in late 2029. The Miami-based developer says it capped the building at no more than three units per floor even though the site's zoning would allow nearly 300 residences.

According to The Real Deal, the tower will rise 680 feet along Broadway Road, facing Biscayne Bay and Simpson Park, which the outlet describes as a protected old-growth nature preserve. Ytech founder and CEO Yamal Yidios framed the restrained unit count as a deliberate trade-off for scale, telling Robb Report, “We deliberately chose to build just 106, so we could create residences with generous proportions, exceptional views, superior privacy, and truly personalized service.”

That approach mirrors a broader shift among luxury condo developers, who, per The Real Deal, are increasingly building fewer units to sell larger condos at higher prices. Residences at 75 Broadway will range from one-bedroom units with dens up to three-bedroom condos, each entered through a private elevator foyer. Resident amenities will also include a library, drawing room and study, the outlet reports.

Design Team and Amenities

The project's exterior was designed by New York-based Kohn Pedersen Fox, with interiors handled by Milanese firm ACPV Architects and landscaping by Enea Landscape Architecture, Robb Report's reporting notes. Ytech says the building will include 42,000 square feet of amenities, among them an eighth-floor wellness space with fitness, yoga and recovery facilities, along with a rooftop pool, pavilion, spa and gardens, as outlined in The Real Deal's account.

Service is also part of the pitch: Ytech is planning round-the-clock butler service with staff trained by the British Butler Institute, the same Robb Report report states. The developer said it completed construction documents and secured government approvals before launching sales, and Cervera Real Estate is handling sales exclusively for the tower.

An Earlier Design for the Same Site

The project has not always looked exactly like this. Florida YIMBY reported in July 2025 that an earlier proposal for the same site, then called Seven Broadway, had received unanimous approval from Miami's Urban Development Review Board as a 54-story tower rising 682 feet 6 inches with 113 residential units, according to Florida YIMBY.

Part of a Larger Brickell Pipeline

75 Broadway is Ytech's second major condo project in its Brickell pipeline, joining the Residences at 1428 Brickell, a 70-story tower the company is also constructing in the neighborhood. That project will have 195 units, stand 850 feet tall, and include unit prices ranging from $4.4 million to $10 million across floor plans spanning 1,800 to 4,000 square feet, per The Real Deal's reporting. It also includes two $60 million penthouses with seven bedrooms, nine bathrooms and two balconies, and is billed as the world's first high-rise residential tower partially powered by solar energy.

Ytech secured a $565 million construction loan for 1428 Brickell in 2025, and the project is valued at $1.2 billion, having reached the 30th floor of construction out of its planned 70 stories, The Real Deal reports. Combined, Ytech's Brickell luxury developments are worth $3 billion, according to the outlet, a figure that aligns with the company's own description, published on Ytech's website, of having developed more than 7,000 residential units across 25 Southeastern cities with a $3 billion pipeline of luxury condominiums. Ytech's own account also notes that while the broader office market has slowed, developers have continued filing proposals for residential towers in Brickell.

A Historic Property Repurposed

Ytech's Brickell footprint extends beyond new towers. The company bought and renovated the historic château at 1500 Brickell Avenue, known as Château Petit Douy and built in 1931, and after a multimillion-dollar renovation leased the property to Major Food Group, which opened the upscale Mexican restaurant Chateau ZZ's there in 2023, The Real Deal reports. Ytech has said it has intentionally avoided branding its projects, focusing instead on high-end design, finishes and amenities.

Brickell's condo boom extends well past Ytech. Other towers in development in the neighborhood include Cipriani Residences, being developed by Mast Capital; Ora by Casa Tua, from Fortune International Group; and Baccarat Residences, developed by Related Group and its partners, according to The Real Deal's reporting.
