As we've posted, 38 Dolores, the multi-floored, box-like mega development with 82 newly minted condos sitting atop 30K square feet of Whole Foods has recently dropped onto the hot and available Castro real estate market.
The hype and level of spin coming off their website is heady stuff. The self-described eco architecture was designed by an award winning team: Prado Developers melded with BAR Architects and engaged April Philips Design Works.
The building boasts a huge package of high-end amenities like art by the Swiss born local muralist, Mona Caron, to the teams laser focus on hot button features utilizing as much green products and urban renewable artifice within the construction as humanly possible. Features like Urban Infill, Rainwater Harvesting and 'Smart' Sidewalks are just some of the examples being employed to lure in SF ecologists and forward thinking home buyers.
38 Dolorians will also have the luxury of being at the apex of several popular neighborhoods (Castro, Lower Haight, Hayes Valley & Mission) plus Dolores Park will basically be their new back yard. Perhaps the most unusual feature our new neighbors will be enjoying is the buildings one-of-a-kind Butterfly Habitat.
Vegetation located on the roof is specifically cultivated to enrich and sustain our local endangered Mission Blue Butterfly species. The scientific eco system will help the insect to repopulate the neighborhood they once called home before their habitat was so drastically altered by man's incursion.
38 Dolores may not have any Below Market Rate (BMR) units available on site -- they opted to contribute to the Mayor's Affordable Housing Fund instead --but on the plus side new residents will be able to hone their Lepidopterology skills. Woot.
