
An 11-story office building at 919 W. Fulton Market is expected to hit full completion this month, delivering a major chunk of new office and retail space into Chicago’s Fulton Market. The project is set to host a large corporate headquarters, multiple outdoor terraces and street-level restaurants that aim to further reshape this stretch of the West Loop.
According to CoStar, the 11-story, roughly 409,000-square-foot complex at 919 W. Fulton Market is being developed by JDL Development and Fulton St. Companies and is slated for full completion this month. CoStar also reports that Harrison Street will anchor the high-rise as it prepares to relocate a substantial portion of its office operations into the building.
Building Specs And Who’s Behind It
Skender, the project’s general contractor, pegs the development at about 409,000 square feet spread across 11 floors and notes that the team is targeting both WELL and LEED Silver certifications for the property. The development team of Fulton St. Companies and JDL Development leaned on local design firms to keep a Fulton Market-style industrial aesthetic while still delivering large, flexible floor plates, according to Skender.
Who’s Moving In
Harrison Street Real Estate Capital is lined up to anchor the tower with roughly 112,000 square feet of office space, and the Gibsons Restaurant Group has signed on for about 15,000 square feet of ground-floor restaurant space, as reported by Chicago YIMBY. Separately, Urbanize Chicago reported that Equinox will operate a roughly 40,000-square-foot club inside the building, giving tenants an in-house wellness option.
Financing And Why It Matters
Developers secured construction financing in a package of about $233 million through a deal led by JLL Capital Markets, with lenders including Bank OZK and Manulife, according to JLL. At the project’s groundbreaking, it was billed as one of the first major new office developments to start construction in Chicago in more than a year, a signal that investors still see demand for high-quality, mixed-use product in Fulton Market, according to a developer release covered by PR Newswire.
Amenity Stack And What’s Next
The building’s leasing site highlights multiple outdoor terraces, a rooftop pavilion, a full-service fitness center and direct access to on-site wellness and dining partners, including Equinox and Gibsons. With construction wrapping up this month, brokers and neighborhood watchers will be keeping an eye on whether this new supply pulls in additional headquarters users or simply eases leasing pressure across the West Loop, where new class-A office product has been relatively limited.
