The Giordano’s at 1040 W. Belmont in Lakeview may be trading stuffed crust for scaffolding. A new zoning application calls for replacing the pizzeria with a five-story mixed-use building featuring 28 apartments, street-level retail, and a shared rooftop deck. If the plan clears City Hall, it would significantly reshape a mid-block stretch of Belmont just steps from the CTA Belmont station.

Who filed and what they want

As reported by Urbanize Chicago, Kiferbaum Development Group is behind the zoning filing, with design work from Jonathan Splitt Architects and partner Gold Lion Ventures. The application moves the proposal into the formal city review pipeline and describes a five-story structure topping out at roughly 71 to 76 feet in height.

Key project details

Plans reviewed by Chicago YIMBY outline about 4,400 square feet of ground-floor retail, split into two separate storefronts. Behind the building, the proposal includes eight alley-accessed parking spaces along with 28 bike-parking stalls.

The same plans show 28 residential units configured as eight studios, four one-bedroom apartments, and 16 two-bedroom units. Some units would have rear-facing balconies, and residents would share a communal rooftop deck.

Next steps and neighborhood response

The existing single-story structure on the site, currently home to a Giordano’s outpost, would be demolished under the plan, CBS Chicago reports. Any wrecking ball action is still a ways off, though, with the project needing approval from the local alderman, the Committee on Zoning, and the full City Council.

Alderman Bennett Lawson’s office says it is gathering community input following a neighborhood meeting held earlier this winter. That feedback phase will help shape what ultimately happens to one of Belmont’s most recognizable pizza stops.
