Chicago’s Gold Coast is getting a serious new workout. Club Studio Fitness has locked in a lease at the base of the 52-story Newberry tower, taking roughly 32,000 square feet across the building’s second and third floors. The long-vacant, multi-level space is now set to flip into an “experiential” fitness hub, and the deal lands as one of the latest big moves in the neighborhood’s retail reset. For nearby residents and storefront owners, it is another sign that daily foot traffic, quick bites, and sit-down dinners are coming back to the block in a meaningful way.

According to CoStar, the club is headed to 1030 N. State St., with CBRE marketing the space for property owners 11 East Partners and Blackbird Investment Group. CoStar also reports that the tenant was represented by Tether Advisors broker Willie Hoag.

"The Newberry redevelopment is meaningfully elevating the retail and experiential offering in the Gold Coast," Danny Jacobson, one of the CBRE brokers on the assignment, said in a statement quoted by CoStar. The article lists the landlord leasing team as Luke Molloy and Stephen Ansani, and Jacobson.

Redevelopment Retools The Morton’s Footprint

The lower three floors of the Newberry have been under repositioning since 2024, a program that rebrands the property as Newberry on the Triangle and reworks the space long occupied by the original Morton’s The Steakhouse. As reported by The Real Deal, earlier deals tied to the overhaul brought in restaurant chain Moxies and a clothing lease for Anthropologie, with developers pitching the lineup as a way to bring steady traffic back to the block.

Where Club Studio Fits

Club Studio, a luxury-focused fitness concept tied to Fitness International, has been rolling out locations across multiple markets and lists several Chicago-area openings on its site. The company’s locations page shows Streeterville (535 N. Saint Clair), Lakeview (3030 N. Broadway), and Wilmette among its coming-soon addresses, and earlier reporting documented a separate Club Studio lease at The Saint Grand in Streeterville. What It Means For Gold Coast Retail

Marketing materials for the Newberry highlight the building’s position amid the luxury cluster on Oak, Rush, and Walton streets, and leasing teams say an active-use tenant like Club Studio can bring the kind of daily foot traffic that restaurants and smaller boutiques depend on. The CBRE property listing for the Newberry points to the block’s existing high-end neighbors as part of the landlord’s pitch to experience-oriented operators, and adding a multi-floor fitness operator tracks with a wider strategy in prime districts to boost daytime visits and support finer retailers with more consistent customer flow.

The parties have not posted a firm opening date for the Gold Coast club; leasing and brand materials indicate the location is in the buildout pipeline while other Club Studio sites in the Chicago area move toward openings. For now, the lease serves as one more data point in a months-long effort to rejigger prime Gold Coast retail toward a mix of experience, dining and specialty shopping.
