Lehi’s fast-growing north side is about to level up. The Shops at Sky View, a new 97-acre retail and lifestyle hub, is set to bring in a new Target and a Life Time Fitness just north of Timpanogos Highway. The project is planned to mix shops, apartments, office space, and a hotel, with developers aiming to open the first phase in 2027. It is the latest sign of Utah County’s quick expansion of both shopping and housing options.

Developers Gardner Group and Plumb Holdings announced the anchor tenants in a June 8 news release, naming Target and Life Time as the lead draws and reiterating the 2027 target for the first phase. Gardner Group also tapped Landmark Property & Development to handle leasing and pitched the project as a “convenient, high-quality destination” for nearby communities.

What Will Be Built

The Shops at Sky View is planned as a roughly 97-acre mixed-use center with just under 300,000 square feet of retail spread across about 15 buildings, according to Building Salt Lake. The outlet reports that project offering documents show 307 residential units, a 130-room hotel, and the potential for up to 316,000 square feet of Class A office space, and that both anchor buildings are already under construction. Building Salt Lake adds that the new Target would be Utah County’s fifth and that Life Time, which already operates a club in South Jordan, has additional Utah locations in the works.

Developer Pitch

“The addition of Life Time and Target signals the continued confidence in the Utah market, particularly in Utah County,” Howard Cooke, senior development manager at Gardner Group, said in the company’s announcement. Gardner Group says the center is designed to fill amenity gaps and create new gathering spots as jobs and housing continue to stack up along the Silicon Slopes corridor.

Neighbors And The Housing Boom

The Shops at Sky View site sits just north of Timpanogos Highway, near Viewpoint Middle School and Belmont Elementary, in one of Lehi’s busiest growth pockets. Building Salt Lake notes that the new Lehi temple will rise just north of the development, while major housing projects are moving ahead nearby. D.R. Horton says its Inverness community is slated to add thousands of homes that will help funnel future shoppers, diners, and gym members to the new center.

What To Watch Next

Developers say smaller shops and restaurant tenants will be announced as leasing rolls on, while city approvals and infrastructure work will help determine how quickly the site can fully open. With the anchor deals signed and visible construction already underway, The Shops at Sky View is on track to emerge as a regional draw for Lehi residents and their neighbors by the late 2020s.
