San Francisco private equity firm The Roxborough Group has scooped up the retail core of Main Street Cupertino for about $130 million. The purchase covers two adjoining parcels packed with restaurants, shops and other street-level retailers just south of Apple Park. Together, the properties total roughly 131,000 square feet of storefronts that make up the heart of downtown Cupertino's shopping strip.
Deal details and financing
According to The Real Deal, Roxborough paid about $130 million for the block and secured roughly $91.4 million in acquisition financing from Equitable Life Insurance Company of America. The outlet reports that the deal includes the retail-facing addresses at 19379 Stevens Creek Boulevard and 19540 Vallco Parkway, and that the sale price is about 4 percent higher than the property's assessed value earlier this year.
Apple's nearby purchases reshape the neighborhood
Apple has been quietly tightening its grip on the immediate neighborhood. Property records show the company picked up two neighboring buildings at 19319 and 19339 Stevens Creek Boulevard in a December 2025 transaction that totaled about $216 million. Records compiled by PropertyShark document the office sale and help explain why investors are chasing retail assets within walking distance of the tech giant's campus.
Market context: tight retail in Silicon Valley
Retail fundamentals around Apple remain tight. Kidder Mathews pegs Silicon Valley retail vacancy at about 3 percent in its Q2 2026 report and notes that the 21,668-square-foot Cupertino Crossroads Shop traded for roughly $12.2 million during the quarter. Taken together, those data points suggest owners can still find buyers for well-positioned retail even as other commercial sectors navigate a choppier market.
Who bought it
The buyer, The Roxborough Group, is a San Francisco-based private equity real estate firm that focuses on value-add office and retail investments, according to the firm's website. The company has been active in midmarket office and retail deals around California, a pattern highlighted by The Real Deal.
What's next for the strip
With control of the street-level retail, Roxborough can either keep the existing tenant mix or reposition storefronts to capture more of the Apple-driven daytime crowd. The deal lands as Cupertino continues reworking the Vallco corridor, a process detailed by the City of Cupertino, which will likely factor into demand for downtown restaurants and shops as the area evolves.
