Rick Ross is adding a very Miami business move to his resume: a planned condo project in the city where he was raised. The rapper has joined the team behind EnSima, an eight-story development that would bring 670 residences and 165,000 square feet of retail to Miami Gardens.
According to Bisnow, Ross is partnering with EnSima Miami I, led by Shalom Arik Maimon, Ali Yesil and David Shapiro, along with Israeli mentalist Lior Suchard. The project was first announced in March for an undisclosed site roughly five minutes from Hard Rock Stadium.
EnSima Is Pitching Design-Heavy Living Near Hard Rock Stadium
The development is being marketed as more than a stack of condo units. EnSima’s website describes the project as a mixed-use neighborhood along the revitalized Northwest 27th Avenue corridor, with landscaped spaces, retail and shared amenities.
The design team includes Pininfarina, the Italian firm associated with Ferrari styling, while TerraForm Development is expected to execute construction. A March announcement distributed through GlobeNewswire touted walkability, climate resilience and experimental building materials, including fiber-composite systems and a graphene exterior skin.
That same launch was billed as a new model for “Luxury-Affordable” housing in Miami Gardens, according to the South Florida Times. The phrase is doing some heavy lifting: EnSima’s entry price is about $450,000 for a roughly 650-square-foot one-bedroom, while two-bedroom homes start near $580,000 and three-bedroom units begin around $770,000.
Sales Gallery Expected To Open In September
Units are being marketed at roughly $593 per square foot, a figure that Bisnow reported is below prices at some newer Miami-area condo projects. EnSima’s sales gallery is expected to open in September, giving buyers a closer look at the plans before construction begins.
There is still no announced construction start date, and the project’s exact site has not been publicly disclosed. The timing places EnSima among a growing wave of large residential and mixed-use proposals aimed at reshaping Miami Gardens, a development push that also includes the city’s planned City Center, as previously reported by Miami Gardens’ planned City Center.
For Ross, the project adds real estate to a portfolio that already spans Wingstop franchises, spirits brands and automotive products. For Miami Gardens, it is a high-profile test of whether luxury design, celebrity branding and attainable pricing can occupy the same sales brochure without starting a fight.
