Fort Pierce’s long-promised King’s Landing is finally beginning to look less like a rendering and more like a real waterfront neighborhood. Foundations are in at Villas 7 and 8, Villas 9 and 10 are nearing completion, and two residences have already sold. The larger mixed-use project still has years to go, but the construction activity is giving downtown something it has been waiting on: visible proof of movement.
In its latest report, WPBF 25 said the development’s ten luxury villas are advancing through major construction milestones. The update says Villas 7 and 8 have their foundations in place, while Villas 9 and 10 are close to finished, putting the residential portion well beyond the groundbreaking stage seen earlier this year.
Hotel, Condos And Shops Are Still On The Way
King’s Landing is planned as a broad waterfront district connecting historic downtown Fort Pierce with the Edgartown area, rather than a single stand-alone building. The City of Fort Pierce’s amended phasing plan calls for a 148-room hotel, retail space, restaurants, condos, residences and a parking garage.
The city-approved timetable sets July 11, 2028, as the deadline for the first phase, which includes the hotel and supporting infrastructure. Phase two, including additional buildings and the garage, is scheduled for completion by May 29, 2029, while the final phase is due by Nov. 13, 2029.
Marriott Backing Keeps The Hotel Plan Moving
The hotel is no longer just a line item in a development brochure. WQCS reported that Marriott gave final approval for a King’s Landing Tribute hotel in February, even as the project dealt with a missed milestone tied to submitting hotel plans for review.
That earlier delay prompted city officials to consider an amendment to keep the project on track, but the development team said the hotel’s overall construction schedule had not changed. The latest construction update suggests the villas are providing the clearest early evidence that the broader plan is moving from approvals and deadlines into actual vertical construction.
Downtown Businesses Are Watching Closely
For nearby businesses, the appeal is less about another luxury address than about creating a steady stream of people who can walk between homes, shops, restaurants and the marina. Michelle Chaffee Cavalcanti, executive director of Main Street Fort Pierce, told WPBF 25 that the project could significantly affect local businesses by bringing visitors to town and providing lodging for families visiting the area.
The project’s own King’s Landing website pitches the development as a walkable place to live, shop, dine and spend time near the marina, with boat storage also planned. For Fort Pierce, the milestone that matters most may be the simplest one: the long-discussed waterfront vision is now visibly taking shape.
