Lincoln Park is set to trade a pair of low-rise buildings for a five-story apartment project after Chicago City Council approved a new residential development along the Clybourn corridor. The plan brings 24 homes to a mid-block site, including five affordable apartments.
The approval clears the way for Contemporary Concepts Inc. to replace a two-story mixed-use building and a three-story residential structure, according to Urbanize Chicago. Eckenhoff Saunders designs the project and will rise five stories, reaching 57 feet.
This is a relatively compact infill project rather than another glassy tower competing for skyline attention. Still, it adds housing on a corridor already seeing steady redevelopment, with the parking math notably tilted toward bikes and apartments instead of cars.
Five Floors, Twenty-Four Apartments And Five Car Spaces
Earlier plans reviewed by Chicago YIMBY describe a brick, cast-stone and wood-accent exterior, along with a shared rooftop lounge and deck. Five exterior parking spaces will sit along the alley, while residents will have access to 12 bike parking spaces.
The apartment mix will include seven one-bedroom units, seven two-bedroom units, eight three-bedroom units, two four-bedroom units and one five-bedroom home, Urbanize Chicago reports. The ground floor will include the residential lobby, apartments, bike parking and mechanical space, while upper floors will contain most of the homes.
The site will be rezoned from B1-2 to B2-3 to accommodate the project, and the developer can now move forward with permitting and construction. A construction timeline has not been announced, but the council approval removes the project's main zoning hurdle.
